If this sounds like you, Montgomery Parks Facilities Management Division, located in Gaithersburg, Maryland is the place you want to be! We are currently seeking a dynamic, highly professional Project Manager. Facilities Management Division: The Project Manager will be part of the Facilities Management Division. This Division of 118 staff provides for the care and maintenance of the Department’s physical assets including facilities, pavement, fleet, and major building systems. With a budget over $13 million dollars, the division is responsible for facility condition assessments, major and minor maintenance programs, and serves as the primary support to the Department’s Capital Improvement Projects (CIP). The division strives to achieve a balance between the upkeep of aging facilities and new construction by integrating a number of CIP and major maintenance projects into the daily work program each year. Our Project Manager will be responsible for overall coordination of projects that are either contracted to outside vendors, performed by in-house trade shop staff, or a combination of both. This position will lead and direct the work of others to implement portions of the division’s work program to accomplish service requests, preventative maintenance requests, major maintenance projects, and capital improvement projects. This position oversees project implementation from start to finish, and also oversees the EAM work order management system. This position oversees the process to identify which departmental projects the division will commit to each fiscal year upon approval from the Division Chief and/or Assistant Division Chief. This is a key managerial position that requires significant experience in maintenance and construction projects in Montgomery County, MD. EXAMPLE OF DUTIES
Key duties the job will involve (not limited to): Planning and Programming Establishes goals, requirements, and schedules for projects.Assembles scope, regulatory requirements, estimation, funding, and permitting for projects.Ensures safety protocols are complete in advance of work.Serves as ADA expert on projects, ensuring compliance.Leads and directs work of Senior Construction Representative, Building and Grounds Maintenance Superintendent and other staff as assigned.Procurement and Project Administration Establishes and adheres to project budget.Drafts task orders, RFP’s, and other requirements.Negotiates contracts, processes invoices, writes specifications and bid documents.Serves as a panel member to evaluate bids and approves awards of contracts.Ensures tracking of total project cost, using accounting codes and initiates projects in Asset Management system.Project Management Coordination Coordinates with department units and organizes/chairs meetings with other agencies and groups.Conducts site visits, monitors completeness, punch lists, resolves problems.Provides production of reports and graphic material.Presents projects to citizen’s groups and Planning BoardAdvises key leaders and others regarding proposed changes in policies, procedures, and work methods.Provides oversight for project and project site activities, as needed.Important Skills and Characteristics Available for emergency response as directed by supervisor. Possess wide range of maintenance and construction experience and experience in maintaining a work order management system related to project management and data tracking.Preferred Qualifications Available to work occasional overtime and during emergencies. Possess current safety training including OSHA 30, lead and asbestos awareness, mold awareness and job-related trainings such as risk management training (can be achieved after hire).
