The Life Properties is growing!We are adding a Maintenance Technician I to the team! The Maintenance Technician I ensures the smooth operation and maintenance of our multi-family properties. This role will be responsible for performing routine maintenance tasks, repairs, and troubleshooting on various systems and equipment within the properties. This role requires a strong work ethic, technical expertise, and a commitment to providing excellent customer service to residents.

Formed in 2017, The Life Properties is the property management and construction management affiliate of Olive Tree Holdings, a mission driven private investment company with a focus on real estate. Dedicated to providing elevated living experiences for residents through heightened levels of customer service, the firm conducts extensive research to assess the current state of each property within the portfolio and map out tailored capital improvement programs to bringing rehabilitation efforts to fruition in a timely manner for residents while simultaneously bolstering operational efficiencies within each multifamily community. Since its inception, The Life Properties has managed Olive Tree Holding's portfolio of over 16,000 units of workforce and affordable housing, managed over 4,400 units of affordable housing across 18 properties and managed the allocation of over $250 million in capital expenditure funds throughout the lifecycle of 54 investments.

What your day to day will look like:

  • Conduct routine inspections of multi-family properties to identify maintenance needs and ensure compliance with safety regulations.
  • Perform general repairs and maintenance tasks, including but not limited to plumbing, electrical, carpentry, and HVAC systems.
  • Respond promptly to maintenance requests and resolve issues in a timely and efficient manner.
  • Diagnose and troubleshoot equipment malfunctions, recommending and implementing appropriate solutions.
  • Perform routine preventive maintenance on equipment and systems to ensure their proper functioning and prolong their lifespan.
  • Assist with the installation and replacement of appliances, fixtures, and equipment as needed.
  • Maintain accurate records of all maintenance and repair activities, including work orders, parts inventory, and equipment maintenance logs.
  • Communicate and coordinate with property management and residents to schedule maintenance tasks and ensure minimal disruption.
  • Adhere to safety protocols and guidelines to maintain a safe working environment for both residents and staff.
  • Maintain cleanliness and organization of maintenance areas, tools, and equipment.

What you will need to succeed:

  • High school diploma or equivalent. Technical certifications or vocational training in maintenance-related fields is a plus.
  • Proven experience in general maintenance and repair work, preferably in multi-family properties or a similar setting.
  • Strong knowledge of plumbing, electrical, carpentry, and HVAC systems, and ability to perform basic repairs and troubleshooting.
  • Familiarity with hand and power tools commonly used in maintenance work.
  • Excellent problem-solving skills and the ability to work independently or as part of a team.
  • Effective communication and interpersonal skills to interact professionally with property management, residents, and fellow staff members.
  • Ability to prioritize tasks, manage time effectively, and meet deadlines.
  • Attention to detail and a commitment to delivering high-quality work.
  • Physical stamina and ability to lift heavy objects, climb ladders, and work in various weather conditions.
  • A valid driver's license and reliable transportation to travel between different properties, if required.

Environmental requirements:

  • Physical Stamina: Maintenance technicians may be required to perform physically demanding tasks, such as lifting heavy objects, climbing ladders, bending, stooping, and standing for extended periods. Good physical stamina and overall fitness are important.
  • Manual Dexterity: Maintenance techs often work with hand tools, power tools, and various equipment. Having good manual dexterity and the ability to manipulate tools and equipment effectively is essential.
  • Strength: The job may involve moving heavy objects, such as furniture, appliances, or equipment. Sufficient strength is necessary to handle these tasks safely and effectively.
  • Mobility: Maintenance techs may need to move around the property frequently, accessing different units and areas. They may have to climb stairs, walk long distances, or navigate uneven terrain. Good mobility and the ability to move comfortably and safely throughout the property are important.
  • Visual Acuity: Strong vision is important for reading labels, manuals, and blueprints, as well as identifying potential maintenance issues or safety hazards. The ability to see details and colors accurately is beneficial.
  • Hearing Ability: Maintenance techs often need to communicate with residents, colleagues, and supervisors. Good hearing ability is necessary to understand instructions, safety warnings, and other verbal communications.
