The Landings @ 237 is Hiring a Property Manager Near Augusta, GA

Our company is seeking a Property Manager to join our dynamic, growing team at The Landings @ 237 apartment community! We purchased this property in May 2022 and immediately began making changes and improvements that have resulted in a complete turnaround. Our community is safe and our residents are thrilled with the changes we've made. The ideal candidate will have a strong understanding of performance metrics, lease-ups, distressed properties, and marketing to manage our large 496-unit multi-family community.

Primary job responsibilities include, but are not limited to:

  • Operating the property within the financial guidelines
  • Accomplishing financial objectives by collecting rent and submitting bills for payment
  • Managing, tracking, and reporting on capital improvement projects.
  • Meeting occupancy and collections goals
  • Handling all leasing responsibilities
  • Handling evictions
  • Daily physical inspection of the property
  • Ensuring vacant units are turned within the specified time frame
  • Direct supervision of all personnel
  • Submitting payroll for processing
  • Interviewing and hiring of all property employees
  • Resolving employee and resident complaints
  • Preparing reports by collecting, analyzing, and summarizing data and trends
  • Ensuring that all resident requests or complaints are responded to in a timely, efficient, and courteous manner
  • Attracting tenants by advertising vacancies, obtaining referrals from current tenants, explaining the advantages of location and services, and showing units
  • Ensuring maintenance work orders are being responded to and resolved in a timely manner
  • Enforcing occupancy policies and procedures by confronting violators
  • Updating job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations
  • Other duties as assigned

The ideal candidate will possess the following:

  • 3 years of experience as a Property Manager of a 300 unit community.
  • Extensive experience with C to B- properties.
  • Proven experience increasing occupancy rates.
  • Working knowledge of multifamily property management practices and processes, Fair Housing laws and regulations, building and grounds maintenance, resident relations, leasing, rent collection, eviction procedures, accounting principles, and OSHA laws and regulations.
  • Experience managing multifamily value-add capital improvements and construction projects with completion schedules.
  • Lease-up experience
  • Prior supervisory experience: selection and hiring, team training, and coaching.
  • Must be able to work occasional evenings and weekends.
  • College education is preferred, but not required.
  • A strong understanding of the bottom line and comprehension of balancing income and expenses to ensure the best overall results.
  • Ability to communicate effectively and professionally.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Demonstrate the ability to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate an appropriate course of action.
  • Must possess a positive attitude and the ability to be pleasant under all circumstances.
  • Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Participate in training in order to comply with new or existing laws.
  • Present oneself in a neat, clean, and professional manner at all times throughout the workday and/or whenever present at the community.
  • Comply with expectations as demonstrated in the Employee Handbook.
  • Must be able to pass a pre-employment drug screen.
