The Goodman Group is Hiring an Operation Support Specialist Near Chaska, MN

Summary

This position will assist the residential property management department in the implementation and execution of policy and procedures; provide support and training to site personnel in day to day operations; and acts as a liaison between the management Company, site staff, and community residents.

Essential Job Functions, Duties, and Responsibilities

  • Be able to successfully operate community in absence of Community Manager or other site support staff.
  • Hire, train, motivate, coach, and terminate employees in accordance with Employer's policy.
  • Be able to speak proficiently in a public surrounding, and participate / support in Daily stand-up meeting.
  • Adhere to all company personnel directives and initiatives.
  • Assist all co-workers with special requests and projects as assigned
  • Back up to Software Support Coordinator and Real Page One-Site Software.
  • Potential for overseeing a specific portfolio in absence of Regional Property Manager.
  • Rent apartments, conduct the necessary follow-up and assess all marketing efforts.
  • Develop, create and implement a marketing plan as required
  • Prepare, process, and sign all leases and related forms.
  • Collect rents, handle delinquent accounts, file unlawful detainer actions, and appear in court while on-site.
  • Adhere to all appropriate company accounting while on-site, including, but not limited to:
    • Process all accounting month-end and occupancy reports
    • Process security deposit dispositions
    • Special accounts envelopes
    • Petty cash reconciliation
    • Other monthly reports
    • Special accounting items
    • Daily activity entered into One-Site and other software systems
  • Make bank deposits daily while on-site.
  • Purchase necessary supplies in accordance with company policy.
  • Prepare annual budgets as required.
  • Review monthly financial statements and develop action items as necessary – as required
  • Supervise outside contractors working on the property.
  • Handle all details of move-ins and move-outs giving special attention to apartment inspection.
  • Work with resident as well as community organizations.
  • Successfully resolve any resident issues and handle incoming calls into the corporate office as required
  • Report accidents and emergency situations in writing immediately. Responds to all emergency situations as requested.
  • Continually inspect property and improvements, recording deficiencies and taking the necessary action.
  • Establish schedules and assigned personnel for routine maintenance and emergency coverage.
  • Adhere to all maintenance and purchasing directives, including, but not limited to:
    • Property inspections
    • Maintenance work orders
    • Landscaping and grounds
    • Safety
    • Special maintenance items
  • Abide by all rules and regulations of Employer.
  • Attend continuing education programs, seminars etc. as required.
  • Assist in the creation and implementation of the strategic plan for the Residential Division.
  • All other duties, not listed herein, as directed by the appointed supervisor.

Qualifications

  • Five years’ experience of managing a multi-housing community
  • Capable of maintaining regular attendance
  • Computer literate; utilizing a variety of window based software programs
  • Possess good oral and written skills
  • Previous supervisory skills
  • Able to multi-task
  • Work independently and require minimal supervision
  • Detail oriented
  • Out of state travel required as deemed necessary for the residential portfolio business success. Up to 35% travel may be required.
  • Possess a high school diploma or G.E.D. equivalent
