POSITION SUMMARY

The Property Manager, Retail will be responsible for the operational and financial goals for an assigned retail portfolio in New York City, Connecticut, Pennsylvania, and New Jersey.

RESPONSIBILITIES

  • Responsible for the day-to-day operations and financial reporting for the properties
  • Interaction and collaboration with Condominium Unit Holders
  • Build and cultivate relationships with Condominium Unit Holders, 3rd party Residential Property Managers, Resident Managers and their staff, and have an understanding of Condominium Declarations and By-laws
  • Develop, forecast and manage annual operating budgets. Provide recommendations for capital and special project budgets and operating expenses
  • Conduct monthly financial reviews; audit monthly statements with budget/forecast versus actual amounts. Complete and submit quarterly financial performance reports
  • Complete, in conjunction with company’s project managers, authorized Capital projects per property budget and monitor expenditure and timeliness
  • Maintaining high customer satisfaction, both internally and externally
  • Drive operational efficiency with the properties
  • Have sufficient knowledge of construction to supervise and coordinate all construction work to ensure that all alterations are performed in accordance with building standards and local code requirements
  • Knowledgeable of building mechanical, electrical, and plumbing systems
  • Oversight and coordination of lease review and special arrangements for tenants, including TI process and notice provisions
  • Oversee and ensure coordination between leasing, operations, and capital improvement efforts
  • Support Accounting and Leasing teams, including assisting with collections of all property revenue sources and showing vacant retail spaces
  • Perform property physical inspections to ensure property management policies and procedures are being performed and conditions meet company expectations
  • Report discrepancies above the projected expenses, monitoring of asset performance, financial results and execution of business plans
  • Other special projects and duties as assigned

WHAT SUCCESS LOOKS LIKE

  • Effectively and efficiently manage the different relationships with all parties – Our retail tenants, ownership and partnership entities, and residential coops/condos. Add value to our assets and effectively manage expenses to maximize NOI.

REQUIRED SKILLS/ABILITIES

  • Experience in retail property management – experience with CAM expenses and creating and managing operating budgets
  • Experience and/or exposure to Residential Property Management
  • Excellent verbal and written communication skills
  • Ability to work independently and work collaboratively as a member of a team
  • Capable of reading, analyzing, and understanding business documents; financial statements, lease and contracts
  • General knowledge of accounting practices and principles
  • Ability to coordinate and manage multiple tasks efficiently with available resources in a fast-paced environment

EDUCATION & EXPERIENCE

  • College Degree in Business Administration or related accredited designation preferred
  • Minimum of ten (10) years property, maintenance, and construction experience
  • Minimum of ten (10) years supervisory and management experience, including knowledge of property accounting, operations, leasing, and risk assessment
  • Preference for candidates with urban retail experience in Manhattan
  • Capable of reading, analyzing, and understanding business documents; financial statements, leases and contracts
  • Ability to coordinate and manage multiple tasks efficiently with available resources in a fast- paced environment
  • Basic understanding of mechanical, electrical, and plumbing systems
  • High energy and professional presence and appearance
  • Effective leadership and communication skills to the property team and upwards to management and ownership
  • Computer literacy required; Microsoft Word, Excel, Outlook, Yardi and Salesforce a plus

The salary range for this position is $120,000 - $140,000. Salary is based on several factors including but not limited to education, work experience, job location, size of property where applicable, and/or certifications.
