Position Title: Maintenance Tech II

Job Summary
Perform a variety of semi-skilled building maintenance tasks and other work related to the operation and maintenance of all city-owned properties and buildings Under general supervision, reports to the Maintenance Supervisor. THIS IS A SAFETY-SENSITIVE POSITION
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Assists others and participates in the installation and repair of electrical systems including but not limited to the installation of new electric service, electrical remodeling, installation and repair of electrical outlets, circuits, fans, lighting fixtures, electrical switches, and the ability to install ballasts and wall outlets.
  • Assists others and participates in the performance of a variety of entry-level carpentry, maintenance, and construction duties including but not limited to Framing, roofing, drywall installation and finishing, repairing, and patching of drywall, painting, and similar issues that may occur in the daily operation of a maintenance department.
  • Assists others and participates in the maintenance, remodeling, inspection, and repairing of all city-owned buildings.
  • Assists others and participates in the performance of plumbing duties to include but not limited to Replacing and installation of fixtures that may include commodes, sinks, faucets, water supply lines, and drain lines. Possess the ability to extend a water supply source from an existing location to a new location and the ability to install the needed drain lines.
  • Assists in having the irrigation system winterized and reinstated.
  • Assists in and participates in the forming, pouring, and finishing of concrete.
  • Mows and maintains all city-owned athletic fields, Park areas, and other common areas within the city that are the responsibility of the Parks and Recreation Department as needed.
  • Maintains areas within the parks such as playground areas, Skate Park, tennis and basketball courts, and common areas to ensure that these areas are clean and safe.
  • Performs routine maintenance on lawn and power equipment and documents service intervals.
  • Operates tractors, mowers, jackhammers, welders, trucks, steam cleaners, buffers, washers, and other listed equipment as needed.
  • Maintains current skills and knowledge in the proper and safe techniques of building and grounds maintenance functions.
  • Performs custodial work as required and assigned, including sweeping floors; vacuuming carpets; mopping; shampooing and steam clean carpets; buffing non-carpeted areas, dumping garbage and reline cans with liners; cleaning and sanitizing restrooms and replenishing supplies; sweeping; empty trash cans; clean spills; clean drinking fountains, mirrors, tables, walls, fixtures, blinds, light fixtures, etc.; dust furniture; wash windows, walls, metal, and woodwork; clean rain gutters; sweep roofs.
  • Collects and disposes of solid waste from buildings and grounds; picks up litter from premises.
  • Opens and closes facilities as needed.
  • Assists in setting up and taking down equipment for various park and recreation programs and prepares facilities for park and recreation program use.
  • Assists in the construction of new park facilities, including clearing, grading, drainage, and foundation work.
  • Maintain records of work orders and schedules in compliance with federal, state, and city regulations.
  • Work safely observing all OSHA, Federal, State, and City Regulations.
  • Report any accidents immediately to the supervisor.
  • Provide coverage in the absence of other personnel.
  • Promote a teamwork environment.
  • Assist co-workers when necessary.
  • Any other duties assigned by the supervisor.
MINIMUM QUALIFICATIONS
  • High School Diploma or GED preferred.
  • Two (2) years’ experience in the plumbing, carpentry, electrical, and HVAC industries preferred.
  • Any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
  • Must be at least 18 years of age.
  • Must possess a valid Tennessee Driver’s License.
SKILLS, KNOWLEDGE AND ABILITIES
  • Ability to operate or learn to operate the following: pickup truck and 15-passenger van; lawn and landscaping equipment, tractors, mowers, chainsaws, trimmers, miscellaneous hand, and power tools relating to carpentry, electrical, painting, plumbing, and concrete finishing work.
  • Ability to perform heavy manual tasks for extended periods.
  • Ability to work safely observing all OSHA, Federal, State, and City Regulations.
  • Ability to effectively communicate orally and written.
  • Ability to establish and maintain effective working relationships with employees, other departments, and the public.
  • Ability to understand and carry out written and oral instructions.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential function of this job. While performing the duties of this job, the employee is regularly required to reach with hands and arms. The employee frequently is required to stand, walk; and use hands to finger, handle, feel, or operate objects, tools, or controls. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must frequently lift and/or move up to 50 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
WORK ENVIRONMENT
Varied Facility Locations: The Maintenance Tech II works across various municipal buildings and facilities, including offices, libraries, recreational centers, and public safety buildings. This role requires traveling between locations to perform maintenance and repair tasks.
Hands-On Maintenance and Repair: The position involves a wide range of maintenance activities, including HVAC, electrical, plumbing, and carpentry repairs. The Tech II is responsible for diagnosing issues, performing routine maintenance, and completing repairs to ensure facilities are safe and operational.
Outdoor and Indoor Work: Maintenance tasks may be performed both indoors and outdoors, subjecting the Tech II to varying weather conditions. Outdoor work could include maintaining building exteriors, roofing, and groundskeeping tasks.
Safety and Compliance: Adhering to safety protocols and regulations is a critical aspect of the work environment. The Maintenance Tech II must use personal protective equipment, follow safety guidelines, and ensure that all maintenance activities comply with applicable codes and standards.
Team Collaboration and Independence: While the Maintenance Tech II often works independently, completing assigned tasks and managing their workload, collaboration with other maintenance staff, facility managers, and department heads is also essential for coordinating larger projects or addressing complex maintenance issues.
Physical Demands: The role is physically demanding, requiring lifting, bending, climbing ladders, and operating power tools and machinery. The Tech II must be capable of performing physically strenuous tasks safely and effectively.
Flexible Schedule: This position is not remote. The Maintenance Tech II may need to respond to emergency repair needs outside of normal working hours, including evenings, weekends, and holidays, to ensure the continuous operation of municipal facilities.
