The Brielle at Seaview is Hiring a Director of Plant Operations Near Staten Island, NY

Responsible for overseeing the care and maintenance of all aspects of the community’s physical plant to include maintaining an effective preventative maintenance program; the hiring, training and supervising of all plant and housekeeping employees; the coordinating of life safety and security programs; the procuring of supplies, material and equipment, and assisting with budget preparation and operating within budgetary guidelines. This person is a key member of each Community’s management team adhering to Company policy and procedures and upholding the Community’s mission, philosophy, values and the Company’s vision, principles and Hospitality Promises.

POSITION SUMMARY: Responsible for overseeing the care andmaintenance of all aspects of the community’s physical plant to includemaintaining an effective preventative maintenance program; the hiring, trainingand supervising of all plant and housekeeping employees; the coordinating oflife safety and security programs; the procuring of supplies, material andequipment, and assisting with budget preparation and operating within budgetaryguidelines. This person is a key member of each Community’s management teamadhering to Company policy and procedures and upholding the Community’smission, philosophy, values and the Company’s vision, principles andHospitality Promises.

ESSENTIAL JOB FUNCTIONS:

1. May supervise the Plant Operations Department (at leasttwo full-time/equivalent staff members) to include interviewing, hiring (withapproval from the Executive Director), training, evaluating, and counselingwithin established policies and procedures.

2. Maintain equipment, building, utilities and grounds withan adequate preventative maintenance program. Arrange for maintenance contractsas necessary.

3. Maintain the emergency power generating equipment alongwith all fire and life safety equipment and fire drill and safety inspectionreports.

4. Provide residents and staff with a timely and effectiveresponse to service requests.

5. Ensure all equipment and systems function properly andsafely. Ensure compliance with federal, state and local regulations/ordinances.

6. Advise and consult with the Executive Director in shortand long range planning to ensure that community physical plant and grounds aremaintained in a good state of repair and that the community projects a goodvisual image to the community at large and on maintenance schedules andprogress.

7. Participate in the planning of the annual departmentalbudget, responsible to maintain all expenditures for department to remainwithin budget allowances, review monthly operating statement for accuracy andexplains variances to budget.

8. Maintain proper level of service repair parts forelectrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks,batteries, tools, expendable supplies, emergency telephone and securityequipment based on past and expected usage. Maintain and adjust computerizedcontrols for HVAC and other equipment as necessary.

9. Process and submit monthly expenses and budget datatimely.

10. Inspect and make ready all apartments prior to occupancyby residents.

11. Maintain community vehicle(s).

12. Ensure compliance with applicable OSHA workplace safetyrequirements and preside the safety committee.

13. Plan and initiate staff training in emergencypreparedness, life safety, personal protective equipment, OSHA mandatedtraining, and other required training.

14. Hire, train, supervise, discipline, create work schedulefor plant operations and housekeeping employees.

15. Ensure cleanliness of the community meets the standardsthat we promise.

16. Ensure floors are cared for properly and are maintainedas presentable as possible.

17. Maintain current listing of all contracted vendors,contracts and inspections.

18. Prepare and maintain required records, reports, analysesand studies.

19. Represent the community in a warm and inviting manner,which creates a positive marketing environment.

20. Supports creating a culture where the business decisionsmade in this position, along with individual employee engagement, drivetop-line revenue and occupancy.

2. Act as Manager on Duty as directed by theExecutive Director.

3. Assist the Executive Director and/or BusinessOffice Manager in the management of open Workers Compensation claims, asdirected.

4. Observe and abide by all regulations to ensurethat personal health information is protected during its collection, use,disclosure, storage, and destruction within the community; and to ensure onlythe minimum necessary information is known to function in this position.

5. Assure resident safety.

24. Performall other related duties as assigned in an effective, timely and professionalmanner.

EXPERIENCE & EDUCATION:

  • High School diploma
  • Associates Degree or equivalent in relevant education, training and experienceJob
  • Minimum three years’ experience as a maintenance supervisor in a similarlysized facility
  • Oneyear or more experience in apartment and/or healthcare community maintenance
  • Maintenance supervisor experience (preferred)

LICENSE/CERTIFICATION OR OTHERSPECIAL REQUIREMENTS:

  • Must possess current and valid driver’s license consistent with therequirements determined by size of vehicle and laws of the state in which thedriver is licensed
  • Must possess personal driving record consistent with the requirements of theDriver Selection Policy
  • Doctor’s statement verifying free from communicable disease, if applicable toyour state
  • Willingness to be available for any/all emergencies regarding the community
  • Must have thorough understanding of all building systems and theirinterdependence
  • May require extensive math and electrical background based on size andcomplexity of facility
  • Be able to conduct independent assessments of a contractor’s compliance withrequirements of Scope of Work
  • Possess financial management practices and the application of contractorresources to meet commitments to the quality, safety, cost, and schedule ofsystems
  • Have the ability to contract provisions necessary to provide oversight of acontractor’s performance
  • Conduct independent assessments of the contractor’s maintenance training andqualification program(s)

QUALIFICATIONS:

  • The ability to speak, read and comprehend the English language
  • Good communication skills (oral and written)
  • Good inter-department communication and teamwork skills
  • Capable of administering employee incentive, retention and training programs
  • Familiarity with Microsoft Office Suite products
