South Jersey High Rise Maintenance Technician

We are seeking a qualified and motivated Maintenance Tech. In this role, you will play a vital role in the day-to-day operations of the properties and overall well-being of our residents.
Responsibilities:
· Respond to resident maintenance requests in a timely and professional manner, respond to emergencies promptly and efficiently.
· Manage and maintain a well-stocked inventory of maintenance supplies and parts.
· Conduct routine inspections of the property to identify and address potential maintenance issues before they escalate.
· • Perform scheduled preventive maintenance inspections to ensure proper functioning of all equipment according to established schedules.
· Complete Apartment Turn Over necessary repairs and ensuring cleanliness of the unit and prepare for move in.
· Maintain clear and accurate documentation of all maintenance activities.
· Communicate effectively with residents, colleagues, vendors, and management regarding maintenance needs and progress.
· Ensure adherence to all safety regulations and protocols.
· Maintain and repair mechanical systems including HVAC, plumbing, boiler, hot water heater.
· Perform carpentry work such as door/window repairs, drywall installation, and basic structural maintenance.
· Address light electrical issues such as changing light fixtures, outlets, and switches.
· Handle tasks including unclogging drains, removing & replacing toilet, installing dishwasher, garbage disposal, fixing leaks, installing vanities sinks, grouting, caulking, patching, tile repair, light carpentry.
Qualifications:
Minimum4 years of experience working in maintenance required.
· Strong working knowledge of various building systems, including electrical, plumbing, HVAC, and Boiler, Hot Water Heater
· Proficient in troubleshooting and repairing a wide range of maintenance issues.
· Communication, interpersonal, and organizational skills.
· Ability to prioritize tasks, work independently, and manage time effectively.
· A commitment to providing excellent customer service.
· Must be a team player with a positive and professional attitude.
· Valid driver's license and reliable transportation required.
· Ability to lift and move heavy objects (up to 75 lbs).
· Must obtain Black Seal License within 90 days.
· Proficiency in property management software is a plus.
