Role Responsibilities

Works under the general direction of the Facilities Manager and performs a wide variety of skilled and semi-skilled maintenance duties. Must be able to use and maintain all tools, equipment, vehicles used during routine performance of duties. Requires the ability to plan for materials and labor, schedule projects, and may guide the activities of others to attain high quality and efficiency in work. Requires the ability and initiative to independently develop methods and techniques in the interest of effectiveness and efficiency. Must be able maintain routine records and interpret plans and specifications as required. Must be able to obtain cooperation of and maintain harmonious relations with the employees in other departments contacted during routine performance of duties. Requires the ability to travel to various sites to complete projects and support special events. Provides administrative and operational support in the areas of preventative maintenance and maintenance repair work for all Texana facilities. As needed, will interact with all vendors to ensure operations are executed according to facility needs. Will assist in the development of short and long-term goals for the department in consultation with supervisor. The Maintenance Specialist will assist in monitoring vendor contracts. Will monitor the facility and grounds to ensure they are clean and present a professional and safe appearance. This position will provide emergency maintenance in all residential homes and all Center facilities as needed when needed. Typically works Monday through Friday, 8 AM to 5 PM however some after hour and weekends may be required. Responsible and accountable for the adherence to and promotion of the Compliance Policy.

Salary

• 90% $16.06 hour to start
• 95% $16.95 hour at 6 mos.
• 100% $17.84 at 1 year

Required Education and/or Certifications, Experience, Skills

• Valid Texas Driver’s license and a clean driving record
• Minimum 1-year experience in building, structure, grounds and facility maintenance, both commercial and residential.
• Covers a 6 county area ( includes Austin, Colorado, Fort Bend, Matagorda, Waller and Wharton Counties) and must be able to travel (no overnighters), based in Fort Bend County

Preferred Education and/or Certifications, Experience, Skills

• 3 years experience in general carpentry, drywall install and repairs, painting, electrical, and plumbing.
• General understanding of commercial and residential AC and Heating, general roofing, door hardware and grounds maintenance.
• Any specialized training that applies to our Criteria

Job Related Physical Requirements

• Heavy lifting (45 lbs. and over, pushing, stooping, straight pulling, operate office equipment, pulling hand over hand, operate motor vehicle, repeated bending, see, reach above shoulder, walk without aid, stand, write, sit, crawl, twist, withstand environmental exposure (heat, cold, rain, etc.)
• Heavy carrying (45 lbs. and over), climb stairs and ladders, operate mechanical equipment, identify colors, simple grasping, perform dual simultaneous grasping, depth perception is needed. In addition, an easygoing outlook with the ability to bounce from one task to another while maintaining a civil composure.
