Summary:

The Superintendent is responsible for running the day-to-day operations on the construction site and controlling both the short-term and long-term schedule. The Superintendent coordinates all site construction activities and supervises all field personnel as required to successfully complete the project safely, cleanly, securely, on schedule and within budget. This includes maintaining the highest quality, supervising all trade and field personnel, while administering good construction safety practices with all on-site activities. The Superintendent also maintains the job site office and closes out projects

Duties and Responsibilities:

  1. Provide leadership to establish and maintain an effective working relationships with all personnel on site.
  1. Have a thorough and complete understanding of the general contract and each subcontract, their specific scope of work, the contract drawings, specifications and addenda; and to assist the Project Manager in the implementation of company on-site procedures.
  1. Review the contract drawings, specifications, addenda and bulletins for design deficiencies, impractical details and constructability issues and to bring these to the attention of the Project Manager who will review them with the Architect.
  1. Assist the Project Manager in the development, refinement, and updating of the project schedule.
  1. Plan and review the construction program with the Project Manager including quality control procedures, safety, cleanliness and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower.
  1. Coordinate, direct, monitor, inspect and record the activities of the Subcontractors, Suppliers, and company labor/material.
  1. Verify that all required permits or licenses have been obtained, and that a weatherproof bulletin board is installed on which all required safety notices are posted.
  1. Cooperate with and direct the activities of the inspection agencies, including remedial actions communicated by the agencies.
  1. Lead weekly coordination and safety meetings with Subcontractors. Receive and review the Subcontractor’s daily reports of work completed and labor and materials employed.
  1. Review Subcontractor’s weekly updates of as-built prints.
  1. Review and verify values of the Subcontractor’s monthly requests for payment.
  1. Order and coordinate material deliveries to the job site.
  1. Review (NOT SIGN) all time and material work vouchers and invoices for approval by Project Executive only.
  1. Maintain good relations and communications with all involved in the project including the public.
  1. Safety Responsibilities:
    • Ensure company safety manual is on project site at all times.
    • Ensure 29 CFR 1926 OSHA Construction Industry Regulations Manual is on project site at all times.
    • Review company safety manual and OSHA regulations for all project specific terms before work begins.
    • Ensure that Subcontractors enforce their safety programs including the holding of toolbox safety meetings.
    • Conduct employee safety orientations at job site.
    • Maintain an organized and clean job site, including the construction office.
  1. Performs other duties as assigned by management.

Education/Experience:

High School diploma or GED. Prior construction industry experience required.

Certificates and Licenses:
  • Valid driver’s license and evidence of insurability.
  • Current CPR/AED certificate.
  • 30-hour OSHA training.
  • LEED AP or LEED training is encouraged.
