Department:Governmental, External Affairs & Human DevelopmentPosition Title: Accessibility Quality Control AnalystReports To: Manager, Accessibility Data Reporting & AnalysisPosition Summary:The position will assist with accessibility reporting oversight for company and business partners regarding issues related to reasonable accommodations, Americans with Disabilities Act (ADA), fair housing laws, and Uniform Federal Accessibility Standards (UFAS). Duties include conducting monthly audits of Accessibility Reports/Reasonable Accommodation Logs, annual accessibility audits of agency-Owned Residential Communities, BPR Red Letter audits and other Ad Hoc or special audits.The Accessibility Quality Control Analyst will gather and provide information to assist with the monitoring of disability-related accessibility processes, communication flows and reporting between company and its business partners and HUD FHEO, as requested and/or required. Assists with the implementation and execution of the HUD VCA and any other related HUD requirement. The position will also assist with tracking accessibility matters related to residents’ reasonable accommodation requests, fair housing laws and regulations and Uniform Federal
Accessibility Standards (UFAS) issues, to improve agency and partner performance.
Essential Duties and Responsibilities
  • Conducts monthly and Ad Hoc audits of Accessibility Reports, including Reasonable Accommodation Logs, submitted by business Partner properties.
  • Conducts annual accessibility audits of company-Owned Residential Communities.
  • Conducts audits of business Partner properties issued with BPR Red Letter notices.
  • Maintains data repository quality assurance reporting audits for accessibility matters at company-owned Residential Communities for the program and accessibility matters.
  • Supports the Manager, Accessibility Data Reporting & Analysis by helping to ensure all business partners comply with Fair Housing laws.
  • Tracks, logs and reviews reports submitted by business partners for reasonable accommodations, Uniform Federal Accessibility Standards (UFAS) Waiting List, UFAS Transfer lists, requests for UFAS units, UFAS Occupancy reports, etc.
  • Assists with tracking, review and follow up of submission of Accessibility Reports.
  • Assists with maintaining a centralized database of all residents and applicants requesting UFAS Units.
  • Assists with maintaining a centralized database of all residents and applicants requesting Audio/Visual Units.
  • Assists with maintaining a centralized database of all residents and applicants requesting reasonable accommodation.
  • Assists with maintaining a centralized database of all residents and applicants requesting UFAS/Accessibility related transfers.
  • Assists with the implementation and rollout of the new Accessibility portal, including data migration, testing, company Staff and Partner training and transition plan.
  • Provides various electronic reports to the Manager, Accessibility Data Reporting & Analysis on a weekly and monthly basis to help identify patterns and trends, support training needs, and recommend process improvements.
  • Tracks and stores data/information related to complaints alleging violations of Section 504/ADA and/ or reasonable accommodations based on a disability.
  • Assists with the implementation and execution of the AH-HUD VCA and any other related HUD requirement.
  • Assists with the development and review of policies, procedures, guidebooks, and forms involving effective communications for reasonable accommodations, and modifications for employees, applicants, and residents with disabilities.
  • Provides ambitious standards of customer service by maintaining an elevated level of professionalism with clients and work to establish a positive rapport with every customer.
  • Provides support in periodic accessibility report training designed to meet compliance requirements.
  • Participates in weekly or other scheduled meetings with Accessibility staff and internal partners to share and update accessibility-related project information.
  • Participates in periodic, ongoing fair housing, ADA, UFAS and other accessibility related training to maintain high levels of education and ensure subject matter expertise and HUD compliance.
Education and Experience
  • Bachelor’s degree in business, computer science, or another equivalent business-related field. Private sector real estate experience is preferred.
  • The position requires a minimum of 2 years of experience in dealing with accessibility and fair housing laws.
  • Must have a strong history of professional achievement in business, real estate, public sector/policy, consulting, or another related field.
  • Must demonstrate strong SQL or Excel skills with the ability to learn other analytic tools.
Knowledge and Skill Requirements
  • Must be an initiative-taker and perform tasks under minimal supervision. Ability to understand and synthesize multiple viewpoints and distill information into an impartial analysis for decision-making.
  • Excellent analytical skills: diligence with a focus on results, the ability to analyze raw data and apply creative/innovative analysis, and the capability to form key, succinct, and actionable insights/recommendations.
  • The highest degree of proficiency and organization through technology; skills should include not only Excel expertise, but also abilities to design, communicate, and adjust models to fit business needs and changes. Distinctive problem solving and analysis skills, combined with impeccable business judgment, leadership skills, and ability to communicate with a senior management team.
  • Ability to work across various functional areas and to interact with individuals across all levels throughout the organization.
  • Proven success in a collaborative, collaborative environment.
  • Must be proficient in Microsoft Office applications and SharePoint.
  • Superior written and verbal communications skills.
Working Conditions
Generally works in an office environment focusing mainly on a task that involves reporting. Must be able to sit and stand, stoop, and bend. Must be able to work in a deadline-focused and pressure-driven environment. Lifting not usually to exceed 10-20 pounds. Will require travel to physical inspection of property portfolio. May be required to have valid State of Georgia driver’s license and be fully insurable for the purpose of obtaining clearance on the company's “Authorized Driver’s List.” Additional hours may be required to meet workload demands.
