  1. POSITION SUMMARY

    The Community Manager is responsible for managing her/his residential community in a manner designed to maximize cash flow consistent with SYNCO Properties, Inc.'s (SPI) policy and procedures manual. Ensure superior physical maintenance and maximization of the appreciated value of property. 
  2. DUTIES AND RESPONSIBILITIES
 
    1. Utilizing SPI’s Operating Policies & Procedures:
      1. Initiate use of effective marketing/advertising techniques as appropriate.
      2. Lease apartments to qualified individuals - never compromising profile - utilizing approved rate, incentive and renewal guidelines. Minimize resident turnover.
    2. Ensure a thorough review of the following with each new resident:
      1. Lease Agreement - covenants and conditions
      2. Community rules and regulations
      3. SPI policies
    3. Maintain positive relations with residents. Listen to complaints and attempt to solve them without referring to superiors.
    4. Coordinate social activities for residents as needed.
    5. Prepare resident newsletter.
    6. Ensure vacant units are market-ready and available to show in the best possible condition. Teach “Aunt Maude’s Rule.”
    7. Inspect grounds daily, including pools, laundry centers, common areas, and playgrounds to ensure they are maintained in excellent condition.
    8. Maintain attractive, neat office and/or model apartment and clubhouse at all times.
    9. Maintain accurate operations records and files.
    10. Complete all weekly and monthly reports in an accurate and timely manner.
    11. Process all leasing documents and accounting information in an accurate and timely manner.
    12. Collect, record and deposit 100% of all funds on a daily basis. Do not accept cash.
    13. Monitor all delinquent accounts and initiate defined collection procedures.
    14. Aid in the development of and monitor annual property operating budgets.
    15. Monitor purchase of supplies, parts, equipment and services.
    16. Accept service requests and coordinate same with maintenance personnel.
    17. Ensure service/repairs to residents within 24-hour period after maintenance is requested.
    18. Schedule, inspect and approve work completed by outside contractors.
    19. Be available for emergencies after hours.
    20. Maintain a professional attitude and conduct at all times. Exercise diplomacy when dealing with everyone related to your business.
    21. Ensure that all subordinates respect the rights and confidentiality of all residents by forbidding the disclosure or discussion of any privileged information obtained because of their position or unit entry.
    22. Monitor and ensure all risk management and OSHA guidelines are trained/learned/enforced. Learn, train and adhere to all Fair Housing Laws and regulations, ensuring associates are trained and in compliance.
    23. Ensure master key policies and procedures are followed. Under no circumstances will any associate use a master key or apartment key to provide entry into any unit for unauthorized individuals including other community residents, family members or roommates - former and/or current- who are not on the lease.
    24. Shop competition - maintain knowledge of current events in area.
    25. Ensure that office hours are maintained, scheduling office staff appropriately for weekend coverage.
    26. Train, supervise and delegate responsibilities to the on-site staff. Recommend additional training or continuing education for subordinates as appropriate following approval guidelines.
    27. Monitor and communicate performance objectives, requirements, successes and failures by verbal and/or written documentation. Inform your supervisor of specific problems or needs on a weekly basis.
    28. Ensure that the VPAO is aware of important events, specific problems, etc. In addition to your immediate supervisor, report any on the job injuries to the HR/Benefits department immediately, submitting appropriate Workers Compensation accident report forms. Initiate any emergency medical attention necessary.
    29. Other responsibilities as assigned.
  1. QUALIFICATIONS
 
    1. Education/Experience
      1. High School diploma or equivalent required.
      2. Some college credits/college degree preferred.
      3. CAM or ARM preferred.
      4. Versed in all Fair Housing laws and regulations.
 
    1. Knowledge, Skills, and Abilities
      1. A minimum of three years previous apartment management experience or equivalent preferred.
      2. Proven ability to manage, supervise and motivate personnel required.
      3. Above average sales/leasing/marketing skills required.
      4. Computer experience in Windows packages - typing & data entry required. YARDI or other property management software required.
      5. Above average verbal and written communication skills required.
      6. Ability to walk property and stairs on a daily basis for inspection and leasing.
      7. Must maintain valid driver’s license and vehicle insurance at all times.
