Position Summary:

The Service Technician (maintenance) is an “A Player” that is responsible for the maintenance and repair of all Sunrise Communities properties, structures, systems, grounds, and equipment at multiple well-kept properties in the Detroit Metro Area. The Service Technician delivers the highest level of customer service through effective and efficient completion of work orders and unit turns while keeping Sunrise Communities assets and grounds in excellent condition. The Service Technician maintains incident and injury-free communities through safe work practices and proactive identification and mitigation of hazards.

Essential Job Functions:

• Performs maintenance and repair of: HVAC systems, electrical systems, mechanical systems, plumbing, interior finishes, masonry, roofing, and equipment.
• Participates in routine maintenance programs to meet community standards, inspecting, documenting, and resolving deficiencies for optimal curb appeal.
• Prepares apartments for new residents by removing trash and other debris, painting, and performing maintenance to meet company goals and ensure complete resident satisfaction upon move-in.
• Collaborates with outside contractors when repairs require specialized skills, equipment, or training that are not available in-house.
• Utilizes AppFolio property management software to complete work orders, unit turns, and inspections timely and accurately in accordance with company standards.
• Follows company and community procedures for storing maintenance materials and supplies.
• Acts as a safety ambassador, promoting safe work practices, safely using tools and equipment, conducting inspections, and resolving hazards.
• Participates in the on-call service program for after-hours emergencies.
• Is responsible for possessing and maintaining personal hand tools, reporting to work on time as scheduled, and in proper attire.
• Performs all duties in compliance with local, state, federal regulations, and company policies.
• Other duties may be assigned based on company or community needs.

Physical Requirements:

• Perform various physical activities, including walking, sitting, standing, stooping, squatting, crawling, kneeling, reaching, climbing, and balancing for extended periods.
• Lift/move objects weighing up to 50 pounds.
• Possess vision abilities for close, distance, color, peripheral, depth, and focus adjustment.
• Adequate hearing abilities to detect alarms, moving equipment, verbal instructions, and conversations.

Qualifications and Experience:

• High school diploma or GED.
• Previous maintenance experience in a multifamily housing environment, or equivalent education, training, and experience.
• Valid driver's license, insurance, reliable vehicle, and clean MVR required (for operating company vehicles).
• EPA Type 2 or Universal Certification preferred
• Proficient in HVAC systems, electrical, mechanical, plumbing, carpentry, flooring, painting, masonry, roofing, and appliance maintenance and repairs.
• Excellent interpersonal skills for effective communication with team members, residents, vendors, and diverse backgrounds.
• Strong verbal and written communication skills in English.
• Availability for rotating on-call shifts to respond to emergencies.

Pay: $18.00 - $22.00 per hour
