Responsibilities:
- Manage all aspects of property operations for multiple properties (spanning from Olympia to Normandy Park), including leasing, maintenance, and tenant relations. Position is full-time onsite.
- Conduct regular property inspections to ensure compliance with safety and maintenance standards.
- Coordinate and oversee property maintenance and repairs, working closely with contractors and vendors.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Advertise and market available properties to attract and retain tenants.
- Provide property tours to prospective tenants.
- Screen and select qualified tenants, conduct background checks, and prepare lease agreements.
- Collect rent payments and enforce lease terms and policies.
- Prepare and manage property budgets, ensuring expenses are within budgetary limits.
- Maintain accurate records of property income and expenses.
- Stay updated on local rental market trends and adjust rental rates accordingly.
- Ensure compliance with all applicable laws, regulations, and company policies.
- Stay up to date with local landlord-tenant laws.
Experience:
- Proven experience as a Property Manager, with a minimum of 1 year of experience in property management or a related field.
- Proficiency in AppFolio (3-5 years of experience) and Microsoft Office Suite, including Word and Excel.
- Strong knowledge of property management principles and practices.
- Strong customer relationship management skills.
- Knowledge of facilities management principles and practices.
- Knowledge of local rental market trends.
- Understanding of relevant laws and regulations governing property management.
- Excellent communication skills, including an understanding of phone and email etiquette.
- Ability to upsell additional services or amenities to tenants.
- Strong administrative skills, including record keeping and documentation.
- Experience in property maintenance is preferred.
- Valid driver's license and reliable transportation.
- Light accounting or bookkeeping experience is preferred, but not required.
