Stone and Browning Property Management is Hiring a Property Manager Near Burlington, VT

The property manager is responsible for oversight of the day to day operations of a portfolio of properties. They will provide support and management for the properties and the rest of the team. Responsibilities include monitoring rent collections and delinquencies, lease enforcement, coordination with the maintenance department, resident and investor relationships, annual operating budget creation, auditing financial reports and working closely with local and state housing compliance departments. The property manager is expected to maintain and enhance the value of the real estate assets, in order to maximize the investors's financial return, and for the benefit of the residents and the community. This position is challenging but rewarding, if you are ready to join a fast paced team full of driven individuals, keep reading! 

Qualifications:

- High School Diploma or GED

-At least two years of Property Management or Property Maintenance experience

- Candidates must be upbeat, friendly, tech-savvy, and team players

- Must have a valid driver's license 

- Must be able to interact with co-workers, supervisors, residents, and the general public in a professional and pleasant manner

Key Responsibilities and Examples of work:

  • Main point of contact for resident and investor base 
  • Analyze income, expenses, lease expirations, market rents, delinquencies, financial statements, and make recommendations to the team, and investors as needed
    • Regularly reviewing reports to insure that investors financial goals are being met
  • Enforces lease terms and conditions when necessary 
    • Notices (breach of lease, non renewals, non payment etc)
    • Parking issues, resident issues and complaints among other things
  • Communicates with investors frequently regarding asset management plans 
  • Understands the goals and objectives of the investor and investment 
  • Create annual operating budgets for portfolio of properties
  • Works closely with the Director of maintenance to ensure work is being completed as it pertains to day to day maintenance, unit turn-overs, and capital improvements. Provides work estimates to owners and requests deposits and funds when needed
  • Communicates with residents, investors, and vendors in a prompt manner pertaining to building operations and performance 
  • Monitoring the move-ins and responding to move in questionnaires as needed
  • Unit turns and projects
    • Completing move out inspections and notifying finance about deposit refunds
    • Initial consultation with maintenance on work and improvements
    • Formalize written estimates when necessary and present to investor for approval 
    • Implementing change orders when necessary
    • Tracking project success against original estimate 
    • Applying for and pulling permits when necessary 
  • Representing the client base throughout the legal process should an eviction need to be filed
  • Participate in team meetings and present on successes and challenges
  • Work with local agencies to strategize building improvements through grant programs, energy efficiency programs, and other state/municipal incentive programs. 
  • Develop cost saving strategies in an effort to reduce budgeted expenses
  • Understanding how real estate investments work and continuing to help maximize cash flow of properties and minimizing delinquencies and other loss revenue 
  • Provide ongoing feedback and suggestions to the team on how to improve
  • Constantly educating yourself and challenging the process

Schedule:

  • Full Time- Monday to Friday 8:30 AM - 4:30 PM
  • Understanding that when emergencies arise you may need to jump in to help staff after hours 

Salary: $55,000- $60,000 annually (pay is based off of experience)
