Salary: $100,000.00 - $150,000.00 per year

JOB SUMMARY:

Construction project manager is responsible for ensuring the timely and costly completion of construction projects by overseeing all phases of the project, including acquisitions, entitlements, design, value engineering, pre-con and construction. This entails working with a variety of stakeholders to schedule and plan work, maintain budgets, and monitor overall progress with strong communications skills to keep the team updated on their progress.

Responsible for the management of remodel and ground up construction projects, including obtaining and evaluating bids; tracking project budgets; reviewing and approval of contractor pay applications: working with vendors and general contractors to select materials, schedule work and complete punch lists. Overall responsibilities include project management, job safety, maintenance of job records and company assets, project budget responsibility and schedule management, review of expenses in construction financing draws, including conditional and unconditional lien releases, and coordinate with operations team on pre-opening and post-opening efforts.

QUALIFICATIONS:

Education:

A college degree is required, preferably in architecture, engineering, or construction management.

Experience:

10 years’ experience in construction project management (coordination of project planning, architectural design, construction, cost estimating and engineering) with ground up project experience.

Technology:

  • Proficient in Microsoft Office; specifically, Excel, Word, MS Project and PowerPoint
  • Proficient use of CADD or similar design software.
  • Computer literate – able to prepare correspondence, access information from project and property management software and conduct business via e-mail and the internet.

Licenses, Certifications & Special Requirements:

  • OSHA

Physical Demands:

Light work – Standing and walking frequently for entire work shift. Exerting up to 20 pounds of force occasionally, up to 50 or more pounds rarely, and/or negligible amount of force frequently or constantly to reach, lift, carry, push, pull, or otherwise move objects. Frequent use of computer keyboard (fingering) and computer mouse. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

ESSENTIAL FUNCTIONS:

Scope:

1. Company team & project team relationship management

2. Running meetings, setting agendas, issuing meeting minutes and follow through

3. Budgeting & milestone/schedule development, management, and tracking

4. RFP generation, interviewing, analysis & recommendations of project team, including:

a. architect/interior designer/procurement agent

b. bidding general contractor services & hard bid analysis

c. oversight of FF&E & 3rd party procurement services

d. ability to read & understand construction drawings & specifications

e. assistance with or actual contract negotiations

f. analyze & negotiate change orders

g. review and approve pay-applications

h. Provide weekly written progress reports to the team.

Specific Expectations:

1. Perform thorough review of project contract, scope, schedule, budget, plans and specifications prior to start of construction.

2. Establish, in conjunction with the supervisor and/or accountant, construction costs based on the project’s business plan.

3. Collaborate with the operations staff, architect, designers, etc. in the creation of the pre-completion punch list.

4. Resolve all design/structural issues with relevant parties using RFI process. Maintain well documented folder/file for all job documentation.

5. Maintain a working knowledge of all job paperwork, specifications and change orders, including schedules and budgets.

6. Attend pre-construction and OAC meetings with Managing Directors, contractors, designers, operations staff and documents all relevant information and/or all items requiring follow-up using the Job Site Conditions form or other method.

7. Review contractor job schedule for each week, including 3-week look aheads to verify adequate crews, trades, materials, and equipment/tools are available to meet schedule. Provide this schedule to the development team, as necessary.

8. Conduct weekly meetings with ownership, supervisor and/or project manager to review schedule progress and scope changes. Document all meetings using agendas and minutes.

9. Review all change order information, to the extent relevant, including the following: Labor hours, material take-off, subcontractor performed work, and other job-related expenses.

10. Ensure work is in accordance with plans and specifications.

11. Review all contractor line items and supplier quotes, ensure their accuracy and completeness.

12. Review job budget/costs with managing director at least every two weeks (more or less as project requires). Keep on budget through periodic review of job progress and fqaciliate schedule corrections, as needed. Work diligently to bring projects in on/under budget and on schedule.

13. Work to deliver high quality project(s) that meet/exceed owner(s) and brand(s) expectations, including coordinating necessary periodic inspections/reporting required by the brand or brand representative.

14. Ensure all FF&E (furniture fixtures and equipment) is ordered promptly and accurately. Review the accuracy of all finishes with ownership prior to ordering. Ensure that quantity, function and size are accurate. Ensure material deliveries are checked for damage and accuracy in quantity and measurement. Coordinate timely orders of long lead times, e.g. signs and lighting and/or other items.

15. Secure the job site as necessary to maintain safety. Contract security as required. Ensure job site is lock up carefully at the end of each day or assign this task as necessary.

16. Ensure general contractor enforces job site policies and General Safety rules on all projects. Ensure general contractor corrects any unsafe conditions. Be aware of all safety hazards at job site and bring these issues to the attention of the owner if necessary. These issues include but are not limited to-asbestos, mold, structural deficiencies, hazardous materials, unsafe scaffolding, areas requiring barricades such as stairs with no handrail, etc.

17. Return all project related phone calls within 24 hours.

18. Perform job autopsy at completion and provide feedback to development team for future reference.

19. Meet with your general contractor(s) regularly (as job requires) to report on the progress of the subcontractors and inspections, and for the next week/day, specialty items, overall job scheduling, and client concerns.

20. Coordinate/expedite general contractor’s efforts regarding layout problems, contractual performance, performance of timely building inspections. Contact subcontractors and verifying materials for the jobs they are running. Review the quality of work performed by Subcontractors as necessary.

21. Enforce the General Contractor Agreement, when applicable.

22. Ensure general contractor tracks job progress as it relates to the work schedule. Use job flow chart to aid in tracking progression. Notify owners before a job falls to far behind.

23. Ensure general contractor follows through on notifications to subcontractors, suppliers, clients, the owners, etc., confirming due dates, installation dates, completion dates, and the like with pertinent people.

24. Ensure contractors maintains a clean jobsite.

25. Follow guidelines as outlined in Company Standard Operating Policies & Procedures and in the Employee Handbook.

MARGINAL FUNCTIONS:

1. Attends management development meetings and training as required by supervisor.

2. Any other duties as assigned by your supervisor which are necessary for the continued operation of the company.

3. Represent the company at public affairs events and build goodwill for the Company.
