The , Department of Mental Health and Addiction Services () is seeking a current state employee for the position of Building Maintenance Supervisor (PCN 140928) to join our team at the .

  • Work Schedule : Monday - Friday
  • Work Hours : Full-time, 37.5 hours per week
  • Work Shift : First shift, 6 : 30 a.m. - 2 : 30 p.m., no holidays required.

Please Note : This position is classified as a Level 1 (Essential) position, requiring in-person coverage, including in the event of inclement weather. WHAT YOU'LL BE DOING :

  • Inspecting buildings and equipment to determine repair and improvement needs
  • Receiving repair requests, makes estimates of time and materials to meet requests and prioritizes according to need
  • Maintaining inventories of tools, equipment, supplies and orders or requisitions when needed, possibly requiring interaction with vendors
  • Serving as a centralized purchasing officer for properties under his / her authority
  • Coordinating arrangements for deliveries of materials and access to area by workers
  • Arranging alternative plans for areas and services disrupted during construction and / or repair
  • May solicit bids from outside contractors and inspect contracted work
  • May read and interpret design blueprints and specifications for small scale
  • Ensuring required regulatory compliance and to ensure all state statutes and regulations are followed

PURPOSE OF JOB CLASS (NATURE OF WORK)

In a state agency this class is accountable for functioning in one of the following ways :

  • As staff assistant to a Plant Facilities Engineer 2 at a major state institution supervises and coordinates maintenance and repair projects in the building and maintenance trades;
  • As chief physical plant employee at a moderate sized state institution in charge of custodial and maintenance services for the entire institution;
  • As chief physical plant employee at a regional vocational technical school in charge of custodial and maintenance services for the entire institution.

EXAMPLES OF DUTIES

  • Schedules, assigns, oversees and reviews work of staff;
  • Provides staff training and assistance;
  • Conducts performance evaluations;
  • Determines priorities and plans building and grounds maintenance work;
  • Establishes and maintains building maintenance procedures;

CHIEF PHYSICAL PLANT :

In charge of such operations as heat supply, custodial work, vehicles and transportation as well as maintenance and repair.

KNOWLEDGE, SKILL AND ABILITY

  • Considerable knowledge of relevant state and federal laws, statutes and regulations; relevant agency policies and procedures;
  • materials and methods of building repair and maintenance; preventive maintenance techniques;
  • Considerable interpersonal skills;
  • Oral and written communication skills;
  • Ability to lay out and inspect building repair and maintenance work; read and interpret blueprints and specifications;

MINIMUM QUALIFICATIONS - GENERAL EXPERIENCE

Six (6) years of experience in the repair and maintenance of large buildings.

NOTE : Experience performing technical duties within the maintenance trade area on a military base, aircraft carrier or large compound may be substituted for the General Experience on a year for year basis.

MINIMUM QUALIFICATIONS - SPECIAL EXPERIENCE

Two (2) years of the General Experience must have been in a supervisory capacity.

NOTE : For state employees this experience is interpreted at the level of a Building Superintendent 2.

MINIMUM QUALIFICATIONS - SUBSTITUTIONS ALLOWED

College training in architecture, mechanical or electrical engineering or a related field may be substituted for the General Experience on the basis of fifteen (15) semester hours equalling one-half (1 / 2) year of experience to a maximum of four (4) years for a Bachelor's degree.

PREFERRED QUALIFICATIONS

  • Experience in a Joint Commission accredited hospital, or in other healthcare facilities.
  • Considerable knowledge of Joint Commission Standards, fire and building codes, and construction materials used with hospitals.
  • Experience with a work order system (reviewing and properly triaging requests, assigning tasks, making proper notation in the records, responding to staff requests).
  • Experience with the electrical, HVAC, and / or plumbing trades, managing preventative maintenance and projects with a mix of outside contractors and staff.
  • Experience with Snow Removal Operations.

SPECIAL REQUIREMENTS

Incumbents in this class may be required by the appointing authority to possess and retain appropriate current licenses, permits and / or certifications.

CHARACTER REQUIREMENTS

At state airports : In addition to the checking of references and of facts stated in the application, a thorough background investigation of each candidate may be made before persons are certified for appointment.

PHYSICAL REQUIREMENTS

  • Incumbents in this class must have adequate physical strength, stamina, physical agility and visual and auditory acuity, and must maintain such physical fitness as to be able to perform the duties.
  • A physical examination may be required.

WORKING CONDITIONS

  • Incumbents in this class may be exposed to some risk of injury from equipment.
  • The appointing authority may require completion of an asbestos removal program consistent with EPA guidelines for operations and maintenance during employment in this class.

Incumbents may be required to use protective equipment such as respirators and safety goggles.
