Building Maintenance Description
Essential Functions and Responsibilities:
· Perform routine daily checklist of building’s equipment and exterior
· Perform routine daily maintenance for commercial properties.
· Respond and complete work orders in a professional and timely manner.
· Perform general repairs, including but not limited to carpentry, painting, pressure washing, and grounds maintenance.
· Perform electrical repairs, including but not limited to installation of low voltage circuits, ballasts replacements, replace light bulbs or fixtures, repair or replace electrical outlets and/or switches.
· Perform plumbing repairs, including but not limited to installation of faucets, flushometers, toilet fill valves, toilet wax rings.
· Performing HVAC repairs, including but not limited replacement of filters, cleaning condensers, belt changes, greasing equipment.
· Understanding of mechanical equipment to provide a diagnostic analysis, repairs or recommendations for vendor services.
· Ability to maintain maintenance records on various equipment.
· Ability to maintain material attic stock and to ensure ample material is available for day-to-day requirements.
Physical Requirements:
· Constantly moving about the properties, while performing needed maintenance.
· Regularly bending and standing.
· Lifting and carrying objects up to 50 lbs.
· Ability to climb ladders and stairs.
Education and Experience:
· Two or more years related work experience in a commercial building environment.
· Certification in building trades a plus.
· Prior experience with plumbing, HVAC and electrical is preferred.
· Prior experience with back-up generators, fire pumps and boilers are preferred.
· Prior BAS experience is preferred.
Other Requirements:
· Ability to interact with tenants and vendors, in a professional and courteous manner.
· Excellent planning and organizational skills.
· Excellent problem-solving skills.
· Ability to follow directions and instructions.
· Ability to work independently.
· Flexible schedule to be available for off-hour major repairs, replacement of equipment, installation of the electrical equipment of servicing of the same, generator tests, etc.'
