Operations / Maintenance Manager
JOB SUMMARY
Under the general direction of the Director of Facilities. The Operations / Maintenance Manager will have full authority over all Operations and Maintenance activities.
ESSENTIAL DUTIES AND RESPONSIBILITIES
· Provide leadership, mentorship, supervision, and training to assigned staff.
· The ability to use and oversee the CMMS program.
· Plan, organize, control, and direct operations and activities in the preventative, scheduled, and responsive maintenance of all college facilities, utility systems, and equipment, including tasks in carpentry, electrical work, HVAC, construction, plumbing, painting, landscaping, and general custodial and maintenance.
· Inspect completed projects for accuracy, completeness, and compliance with established requirements and specifications. Assure that related functions comply with all applicable laws, codes, ordinances, regulations, policies, and procedures.
· Assist with the preparation and submission of various statistical and narrative reports, including the long-range facility plan, five-year capital plan, scheduled maintenance program, facility specification and board reports.
· Oversee procurement, warehousing, and distribution operations including materials stores, shipping and receiving, inventory management, and asset tracking.
· Supervise, evaluate, and coordinate the work of assigned personnel.
· Participate in the screening and interview process to hire new employees, recommend transfers, reassignment, and disciplinary action when necessary.
· Establish and maintain systems to train staff to meet performance and safety standards.
· Develop and maintain annual departmental budgets. Review, monitor, and evaluate budgets and financial data of all areas supervised. Control and authorize expenditures in accordance with authorized parameters.
· Maintain blueprints, specifications, and systems plans and drawings.
· Serve on assigned committees.
· Perform other related duties as assigned.

· Proper methods, techniques, materials, tools, and equipment used in building maintenance trades
· Applicable building codes, ordinances, requirements, and regulations
· Building construction and maintenance practices and procedures
· Oral and written communication skills
· Procurement and inventory practices and procedures
· Principles and cost benefits of preventative maintenance
· Demonstrated sensitivity to and understanding of the diverse academic, socioeconomic, cultural, disability, and ethnic backgrounds of college students.
· Knowledge of fiscal management, strategic and facilities planning.
· Knowledge of pertinent federal and state laws and regulatory provisions.
· Knowledge of college accreditation procedures, practices, and standards.
· Ability to effectively lead employees and teams with a collaborative style in a collegial and participatory governance environment.
· Ability to deliver formal and influential presentations.
· Ability to be a fair minded, ethical, and honest leader with excellent interpersonal and communication skills, both oral and written.
· Ability to develop, implement, and evaluate programs and services.

· Ability to provide leadership and work collaboratively and productively with all stakeholders, including faculty, students, administrators, support staff, unions, and the community.

- Bachelor's degree in Engineering or related field preferred
- Proven experience in maintenance management, preferably in an industrial setting
- Strong knowledge of project management principles and practices
- Familiarity with logic controllers and low voltage systems
- Proficient in facilities management, including HVAC, plumbing, electrical systems, etc.
- Ability to read and interpret technical manuals, blueprints, and schematics
- Excellent problem-solving skills and ability to make sound decisions under pressure
- Strong leadership skills with the ability to motivate and develop a team
- Ability to fabricate or repair mechanical components as needed
