The responsibility of the Financial Analyst is to analyze past and present property financial data to estimate future revenues and provide cost benefit analysis on current property operations. The Financial Analyst will also support the Business Development team by providing valuations of investment opportunities, creating, managing and maintaining Argus models for existing and potential assetsEssential Duties and ResponsibilitiesGather, synthesize, and evaluate current business intelligence or trend data to support potential opportunities, risks, and make recommendations for actionDrive property financial performance through continuous review, monitoring and projections of monthly and annual results, providing feedback to Leadership Team and making recommendations where appropriate to drive efficiencyPeriodic review and monitoring of Accounting Monthly Financial Reports for assigned centers to review for accuracy, and coordination with Accounting team to resolve any discrepanciesCreate Monthly Management Report of internal benchmarking metrics, summarizing business, financial and tenant data for review by Leadership Team to assist in oversight and profitability of centersPrepare and present Business Reviews for high priority assets, collaborating with Accounting and Lease Administration teams for presentation to Leadership TeamReview of Annual Operating Budgets for assigned centers and comprehensive analysis of variances to historical performanceReview and prepare submittal packages of prospective deal terms for External Client reviewCalculate and track leasing commissions according to individual Leasing AgreementsProvide support as needed by other departments for data analysisParticipate in monthly Tenant Collection meetings to ensure accounts receivable objectives and metrics are met, track potential concerns, and monitor escalations of receivables over 90 daysProperty Valuations Manage updates to existing Argus Models for high priority assetsEvaluate due diligence for acquisition opportunities and extrapolate critical data necessary to drive business decisionsCreate and update Argus Models with revenue and expense projectionsOther duties as assignedProvide superior client servicePositively and proactively collaborate with everyone in the Company in any way needed to further the leasing and marketing of mall properties to achieve, sell and provide world-class service to all our constituentsMaintain Client confidence and protect operations by keeping proprietary information confidentialQualification RequirementsEducation and/or ExperienceBachelors degree, and2-4 years experience and/or training in a finance-related field.Experience in the commercial real estate industry with knowledge of Yardi software systems and Argus Enterprise (preferred).Physical DemandsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
