Position Summary

Southern Land Company, a national real estate development and construction firm is seeking a full time Leasing Professional to join our dynamic team in Philadelphia, PA.

The Josephine is offering an exciting opportunity for an individual who is passionate about providing world class customer service. The successful candidate must be energetic, enthusiastic, and motivated to assist in leasing apartment homes and providing exceptional customer service to our current and future residents of our class A luxury community. The Leasing Professional is responsible for showing apartments to potential renters, leasing apartments to qualified applicants, renewing leases with current tenants, and performing other duties as directed.

The Josephine, located on 1620 Sansom Street, will rise 27 stories and have 254 luxury rental residences, including multiple penthouses with private terraces. Amenities will feature a club lounge, a sky lounge, a fitness center with an outdoor pool, and community dining and entertainment spaces.

Primary Responsibilities

  • Generate interest and awareness about the community through events, social media content, and online/local reputation.
  • Know the current month’s budgeted occupancy, current occupancy, and the leasing goals necessary to achieve the budget. Know which units are available to always show and lease.
  • Show strong and pleasant telephone and interpersonal skills, and the ability to deal professionally with residents, vendors, and co-workers on the phone and in person.
  • Have excellent organizational and time management skills and ability to shift tasks based on priority.
  • Greet future residents, determine needs and preferences, and professionally present property and specific apartments while providing features and benefits.
  • Prepare move-in gifts.
  • Ensure apartments are in move-in ready condition and schedules maintenance team to address any outstanding items.
  • Maintain the CRM with updated information including prospect names and phone calls, visits, applicants, resident communication and any additional required notations.
  • Complete all reporting requirements including but not limited to outreach marketing, traffic reports, daily checklists and Property Management System (PMS).
  • Processes applications, credit screening, criminal background checks and lease agreements.
  • Manage appointments and tasks using the CRM and respond to all leads within 24 hours.
  • Attend meetings and training as required.
  • Assist in preparation of reports, resident communications, move-out inventory, market surveys, etc.

Skills/Knowledge/Experience

  • Strong working knowledge of Microsoft Office.
  • Ability to keep sensitive information highly confidential.
  • Excellent written and verbal communication skills.
  • Strong and pleasant telephone and interpersonal skills.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
  • Ability to work independently, prioritize work and ask for further clarification when necessary.
  • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.

Essential Functions

  • Conduct all business in accordance with company policies and procedures, Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act and all other laws governing apartment communities.
  • Nights and Weekends may be required (with a flexible schedule).
  • Always provide a superior customer service experience.

Education and Experience

  • Class A Experience
  • High school diploma or equivalent
  • Fair Housing Training (we can provide)
  • 2 years experience in sales, leasing, customer service, and/or hospitality

Preferred Qualifications

  • PMS knowledge (Yardi Voyager)
  • Bachelor's degree in Business, Marketing, or a related field.
  • Proven experience in business development, with a successful track record of achieving targets.
  • Strong understanding of the relocation process and its impact on employees and organizations.
  • Excellent communication and negotiation skills.
  • Ability to thrive in a fast-paced and dynamic work environment.
