SOME is Hiring a Leasing Manager Near Washington, DC

SOME (So Others Might Eat) provides material aid and comfort to our vulnerable neighbors in the District of Columbia, helping them to break the cycle of poverty and homelessness through programs and services that save lives, improve lives, and help to transform the lives of individuals and families, their communities, and the systems and structures that affect them. We meet immediate needs with food, clothing, and healthcare and offer the tools one needs to live with hope, dignity, and greater independence.

Position Description: The primary responsibility of the Leasing Manager is to support the property management and intake teams in achieving occupancy targets for SOME. This role entails overseeing leasing applications from prospective tenants in adherence to tax credit, HUD, and DCHA regulations. Collaboration with property, facilities, intake, and turnover teams is essential to ensure unit readiness.

The Leasing Manager is tasked with coordinating unit viewings, scheduling move-ins, and maintaining a keen eye for detail. Compassion and a commitment to enhancing the supportive housing community are vital qualities sought in the ideal candidate. Strong leasing background, exceptional interpersonal and customer service skills are prerequisites for this role, fostering a positive living environment for residents. Building and nurturing positive relationships with various departments and communicating effectively in a professional manner are also key aspects of the position.

Required: High School Diploma, at least 3 years of experience, must be able to obtain the Tax Credit Certification within one year of employment (Certification will be sponsored by organization)

Preferred: Associates or Bachelor's degree; National Apartment leasing Professional (NALP) certification

Required License/Certification: Tax Credit Certification (within one year of employment; certification will be sponsored by organization)

Schedule: Monday - Friday, 8:00 am - 4:30 pm; (40 hours per week)

Knowledge, Skills, & Abilities:

  • Able to work independently
  • Excellent customer service skills
  • Knowledge of tax credit compliance and DCHA
  • Knowledge of Onesite and Kwik Tag (electronic filing systems)
  • Must be well organized and detailed orientated
  • Must be able to work well under pressure
  • Create move in packets and complete move in paperwork
  • Excellent listening, verbal and written communication skills
  • Must be able to use independent judgement to make tenant qualification decisions
  • Conducting move in inspections
  • Assist with applications- Ensure all applications documents are complete and correct. Submit tax credit documents to Windsor, complete required
  • Upload applications to Kwiktag and enter applicant information into Onesite

Expected Contributions: Leasing

  • Oversee new applicant process by phone/email in an attempt to schedule lease ups meetings.
  • Conduct a daily review with the supervisor of applicant list.
  • Collaborate with other departments to streamline processes and enhance overall operations/leasing efficiency.
  • Oversee site schedule for unit and property tours with property management staff and note scheduled tour times in the communication log.
  • Manage lease up schedules weekly for new lease ups and conduct application screenings for new prospects.
  • Review and approve lease up packets for completeness and accuracy, Enter applicant information into Onesite and create the TIC. Upload DCHA and tax credit packets into Kwiktag.
  • Submit subsidy applications and tax credit packets to compliance for approval and make all required corrections until application has been approved.
  • Coordinate calendar invite for approved applicants to include program and property teams.

Reports to: Associate Director, Property Management

Position Designation: This position is designated as Safety Sensitive. You may be subject to drug testing prior to or during your employment with SOME. In this position, you may be disqualified from employment based on the presence of marijuana in test results, even if you possess a medical card authorizing the use of medical marijuana.

Physical Demands: Must be able to lift up to 20 pounds. Requires looking at a computer screen for several hours a day. May be required to sit for long periods.
