Qualifications: At least two years experience in maintenance is preferred, but not

required. Must possess some knowledge of general maintenance. Must be able to work

independently, and willing to perform duties inside and outside when necessary. Must

possess a willingness to cooperate with all employees, vendors, visitors and residents.

Works directly under the Supervision of the Maintenance Supervisor. This is a nonsupervisory position.

Physical Requirements:

·Must be able to move intermittently throughout the day.

·Must be able to speak English in an understandable manner.

·Must be in good general health, demonstrate emotional stability, and be able to cope with the mental and emotional stress of the position.

·Must possess sight/hearing senses (or use prosthetics) to meet job requirements.

·May be required to lift equipment or supplies.

·This position requires rotating on-call times with the other department, for true emergencies (such as evacuations, fires, etc.).

Hours: Normal hours will be discussed by Maintenance Supervisor during hiring process. In addition, some occasional evening and extra weekend hours may be required for special events and/or situations.

Responsibilities: Listed below is an outline of major duties and responsibilities to be performed by the Maintenance Assistant 1:

1.Work closely with the Maintenance Supervisor in the overall maintenance of all buildings on the grounds in order to meet all State and Federal rules and regulations. This includes, but is not limited to, minor electrical, plumbing and construction.

2.Conduct monthly checks of all fire extinguishers and safety equipment (eye wash stations, etc) in all facilities. Keep log of all inspections, any problems noted and all necessary corrections made.

3.Perform weekly maintenance log book including inspection of all temperatures, generators, etc.Keep log of all inspections, any problems noted and all necessary corrections.

4.Perform monthly room checks. Focus on actual physical condition of each room including painting and floor conditions, outlet covers, light bulbs, ceiling vents, bathroom equipment, etc. Keep log of all inspections, any problems noted and all necessary corrections.

5. Complete all monthly air filter checks.

6.Keep all grounds and parking lots free of debris.

7.Check maintenance books on a regular basis and complete all requests in a timely

fashion.

8. Transport employees to and from work in bad weather if necessary.

9. Transport residents to and from physician appointments if needed.

10. Pick up all needed supplies as necessary.

12. Complete all other repairs per the Maintenance Supervisor.

13. All other duties as deemed necessary by the Maintenance Supervisor and the

Administrator.
