Job Title: Residential Estimator

Region: Sioux Falls, SD

Reporting To: Senior Management

Responsible For: Planning and estimating residential projects under the supervision of senior management. This individual will be performing the necessary general duties in collaboration with our construction team and reporting to Management. 

Job Purpose: To ensure project estimates, scheduling, vendor coordination, etc. are completed in accordance with management requirements.

MAIN DUTIES AND RESPONSIBILITIES

1. Individual must be self-motivated and a deep understanding of customer service.
2. Lead project staff in the process of site selection, project design, project commencement, project schedule and project completion.
3. Analyze blueprints, specifications, and contract requirements to prepare accurate estimates for single family, townhomes, and multifamily projects.
4. Coordinate with civil engineering, architects, structural engineers, mechanical engineers, etc as needed
5. Utilize estimating software for bid letting, budgeting, awarding contracts, completing contracts, etc.
6. Procure and negotiate with subcontractors, suppliers, and vendors in expediting estimates and proposals.
7. Has the skill set to bid projects based on conceptual plans.
8. Assist management in coordinating field supervision on projects.
9. Identify and resolve all project revision or changes.
10. Assist in managing subcontractor schedules, quality-of-work, coordination with other trades, approve invoices and payments.
11. Assisting in maintaining all project files relating to engineering, subcontracts, bid package records, plans, specifications, changes, clarifications, and as-built documents.
12. Reviewing all vendor schedules of values and preparing the general schedule of values.
13. Evaluating subcontractor payment requisitions relative to actual work performed.

KEY WORKING RELATIONSHIPS

Must be able to work in a professional manner and able to work well with different trades. Must be able to properly communicate over the phone and in writing to upper management to include Subcontractors, Suppliers, Onsite Staff, Owners, other PM’s, and Supervisors.

Qualifications:

• Bachelor’s degree in Construction Management, Estimating or Engineering.
• 2 years of experience in related field Preferred but will train a qualified applicant.
• Has a comprehensive knowledge of building products, construction details, and relevant rules, regulations, and quality standards.
• Has ample knowledge about means, methods, and materials used in residential and multi-family construction to determine the most cost-effective type of construction for a project.
• Excellent written and verbal communication skills.
• Proficient in Microsoft Excel and estimating software.
• Excellent plan and specification reading skills.
• Well-developed organizational skills.
• Honest, Dependable and Good interpersonal skills.
• Good driving record, valid license - insurable through the company.

Preferred

• Experience in estimating single family construction
• Experience in Sage Project Management 
• Scheduling knowledge
