Job Overview:

As a Financial Compliance Analyst, you will directly support the Director of Financial Compliance in the overall identification, understanding, documentation, review, analysis, and presentation of the testing of controls. Here are the hats you will wear:

Roles You Will Play:

The Compliance Hat

  • Serve as a liaison between the Accounting, Compliance, Investments, and Financial Planning & Analysis departments to provide assurance that financial systems of control are adequately developed, documented, and periodically reviewed and tested to comply with both internal and external rules, regulations, policies, and contractual terms to help ensure that Cortland is operating ethically and efficiently as a vertically integrated organization
  • Meet with department heads and executives across the various business units within the Cortland platform to better understand the overall business and how the accounting and finance team supports and intersects with their operations and initiatives
  • Assist with the identification of various affiliate fees and controls which need to be documented, reviewed, and tested
  • Work with our internal Financial Systems team to identify ways to automate testing of certain fees and transactions to allow for real-time review of financial information
  • Identify areas in which additional controls and/or process improvements are needed and provide management with suggestions for the necessary controls that should be implemented to ensure accurate and timely financial reporting
  • Provide management with financial guidance and suggestions for the implementation of new initiatives or services
  • Assist with the rollout of various project implementations to ensure and that the financial decisions are resolved and that business objectives are satisfied
  • Create and maintain schedules to track various data points that are necessary to apply to the testing of affiliate fees and financial controls
  • Stay current on business transactions that affect the overall business, including acquisitions, dispositions, recapitalizations, amendments to operating agreements, new funds, and joint ventures, etc.
  • Assist the Director of Financial Compliance with various ad hoc requests and projects as identified by upper management
  • Assist with tasks associated with Cortlands status as a Registered Investment Advisor (RIA) with the Securities and Exchange Commission (SEC)

The Analysis Hat

  • Review of the various operating agreements and contracts under which Cortland operates to identify the pertinent contractual terms that affect the accounting and finance department and ensure that the contractual terms are being interpreted correctly and applied consistently
  • For affiliate fees and reimbursements that need testing, you will assist with creating the necessary testing procedures required to ensure compliance with the contractual terms and analyze the results to identify possible errors or misapplication of controls
  • When breaches of agreements or policies are noted, you will work with the appropriate member of management to report the deficiencies, provide suggestions on how to correct the error, and suggest controls or process improvements to ensure similar breaches are avoided in the future
  • Identify areas in which automation can be used to create efficiencies and then collaborate with the necessary teams within the accounting and finance department to monitor implementation and testing

Building Blocks of Success:
  • Bachelors degree required, MBA, JD, or CPA a plus
  • Previous auditing and real estate experience is a plus
  • Proficiency in Excel and other Microsoft Office programs
  • Prior experience reading and interpreting legal documents, including operating agreements, property management agreements, asset management agreements, etc.
  • Strong organizational, analytical, problem-solving, and time-management skills
  • Excellent communication skills that will allow you to interact with team members across all areas of the company
  • The ability to think outside of the box and question the status quo to find areas of improvement throughout the business
  • Comfort with organizing complex data sets and connecting separate subsystems to leverage efficiencies
  • Extraordinary attention to detail while performing multiple assignments under tight deadlines
  • The ability to review concepts at a global level while also having the ability to get into the weeds
