Sheltair Aviation is Hiring a Property Manager Near Orlando, FL

DUTIES AND RESPONSIBILITIES:

  • Leasing & Tenant Relations
    • Maintain high occupancy rates.
    • Negotiate lease terms and prepare Lease Agreements for all office space tenants and all hangar leases.
  • Manage the day-to-day Property Management System (Yardi) to ensure timely and accurate record keeping.
  • Research and understand current rents throughout surrounding markets.
  • Retain existing customers long-term and promote the properties for long term growth.
  • Manage account receivables and rent collections.
  • Work in collaboration with the onsite general managers to increase tenant equity and maximize yield opportunities.
  • Property Management
    • Management of the daily operations to ensure regulatory compliances, functionality and aesthetics are maintained.
    • Work in collaboration with the Procurement Manager to negotiate and manage all service contracts and outside vendor agreements.
    • Organize service calls; monitor follow up.
    • Directly supervise the Maintenance Department to ensure timely repairs of all buildings and improvements as needed.
    • Record keeping – Maintenance repairs per building/per property; warranties/cost.
    • Preventive Maintenance planning.
    • Oversee compliance with lease terms by tenants and ensuring tenant compliance with regulatory agencies to include local Airport Authority, Fire Marshall’s Office, County Building and Code Division, etc.
    • Responsible for all annual inspections and recertification(s) to facility fire extinguishers, sprinkler and water backflows, lift stations, elevators, etc.
    • Assist in routine business issues or requests which may arise from tenants.
    • Manage efficient administration of tenant and property records.
    • Update and maintain tenant rent rolls.
  • Marketing
  • Thorough knowledge of the three facets of the organization to cross market organization to include, General Aviation, Properties and the Construction division.
  • Marketing/advertisement planning with maximum use of all resources to include web-site, industry events, local signage, publications, etc.
  • Maintain and enhance public relations.
  • Maintain open line of communication with existing customers understanding downsize and increase of office needs.
  • Maintain open line of communication with hangar customer understanding aircraft fleet changes to forecast needs for additional hangar or available space which may be coming up.
  • Understand locations of travel and applicable fuel volumes to maximize Sheltair profit related to both fuel and rental income.
  • Accounting
    • Ensure low rent receivables; actively collecting on outstanding balances to include late fee assessments, Notice of Default, evictions and aircraft liens.
    • Oversee accounting related to expenses and revenue (along with foreseeing future changes).
    • Manage adherence to budgets, approving all expenditures.
    • Assist Corporate in requests for auditor information and bank requests.
    • Human Resources
      • Ensure that direct reports receive the proper training and development of all personnel, either directly or indirectly.
      • Monitor and ensure employee adherence with expectations; coaching and monitoring on areas of improvements.
      • Annual reviews and continual monitoring.
      • Compliance with Corporate requests.
      • Responsible for interview, hiring, counseling and termination related to employees.
    • Development/Future Planning
      • Consultation for future development projects.
      • Knowledgeable of market demands and trends.
      • Airport Mastering Planning.
      • Coordination of construction projects with tenants and airport.
    • Airport Relations
      • Assist the Vice President of Real Estate in managing all aspects of existing airport relations, including partnership success, compliance with airport leases and developing organic growth opportunities.

      QUALIFICATIONS:

      • Bachelor’s Degree required with course work in real estate is helpful. CSM, CPM, or RPA designation is preferred but not required.
      • Five (5) plus years of experience in aviation property management, property management of industrial buildings or FBO management & operations is preferred.
      • Must have good knowledge of commercial real estate including a broad understanding of finance, leasing, legal, marketing, construction and tenant relations.
      • Must possess the ability to analyze and synopsize a monthly financial statement and prepare detailed budgets and operating forecasts.
      • Motivated to sell and able to achieve sales goals.
      • Strong negotiation, interpersonal and customer service skills.
      • 70% travel to assigned locations.
      • Available for after hour activities and 24 hour emergencies.
      • Strong written and verbal communications skills required.
      • Yardi Property Management Software knowledge and experience preferred but not required.
      • Must have a valid driver’s license.
      • Proficient in Microsoft Office.
      • Clean background check and drug screen.
