Shaner Social Sourcing is Hiring a Senior Construction Project Manager Shaner Hotels Near State College, PA

Shaner Hotels, headquartered in State College, PA, is seeking a Senior Construction Project Manager. The Senior Construction Project Manager candidate must possess outstanding communications, team leadership and organizational skills. S/he will be known as someone who brings high energy and passion to the Team, as well as someone who is a strong business partner with all departments at all levels up and down the organization. This candidate will have a demonstrated ability to exercise innovation in solving problems, manage deadlines/shifting priorities, and be highly organized. The individual chosen will possess excellent judgment, maturity and the highest level of ethical standards. This key leader will be expected to demonstrate the ability to take on an expanded long-term leadership role for the company as it continues to evolve. We must reinforce that strong ethical standards are of the highest importance. The Senior Construction Project Manager will directly report to the Vice President of Construction. Responsibilities include:

  • Organize and manage the entire construction process (all administrative, predesign phase, design phase, bid award process, active construction phase, and closeout phase) in accordance with brand standards, owner’s directives, and project goals.
  • Provide overall construction budget with detail estimating for construction, FF&E, Soft Costs.
  • Responsible for the entire timeline process of the construction project, including allocating resources and establishing effective measurements and accountability processes to ensure successful and on time implementation.
  • Lead and conduct a pre-construction meeting with Owner or Owner’s Representative, General Contractor, selected Sub-Contractors, Hotel Management Staff, and Procurement Agent to review Scope of Work, Project Schedule and all other project specific requirements as required.
  • Manage all draw processes associated with the project for accuracy and timeliness.
  • Supervise the plans and execution of the design and renovations of existing hotels
  • Ensure and deliver strong, detailed, and consistent communication through scheduled meetings, shared meeting minutes, project records, status updates and issue to all parties- owners, company, contractors, and hotel team.
  • Develop strong working relationships with outside contractors, corporate personnel and property operations staff.
  • Determine and support hotel compliance with company specifications involving products and project related activities.
  • Assess and conduct on-site survey to evaluate existing conditions, inspect all areas and collect required data to develop a scope of work with a project and design schedule.
  • Identify, interview, and recommend architectural design and interior design professionals.
  • Act as the central contact for the design and documentation teams.
  • Detailed review and management of design documents for quality and accuracy with periodic drawing reviews.
  • Ensure design intent is in compliance with PIP requirements and coordinate drawing submissions to Franchisor for review and approval.
  • Manage all aspects of the construction bid award process such as: identify, interview and recommend bidders including, assemble bid packages and analysis, lead onsite pre-bid meetings with selected bidders and appropriate parties to review the project, and review Certificates of Insurance and all lien waivers for each contractor for the entire project.
  • Generate and review contracts for approval on all general construction.
  • Manage the procurement process with the Procurement Agent to expedite delivery schedules, tracking and project costs.
  • Manage all aspects of project related activities including requests for information logs, change order, schedule and overall project budget control.
  • Monitor quality of construction and conformance during the entirety of the project to assure quality completion, including the warranties, manuals and training to hotel operations team.
  • Responsible for a timely reconciliation of the finished project including final invoices, releases from contractors, final payments and a final cost report.
  • Prepare and provide a final project budget (the “Final Budget”) and final project schedule for owner review and approval prior to release of the general construction contract.
  • Prefer 4 year Bachelor’s Degree in Construction or Business related focus.
  • 3 to 5 years’ experience in Franchise Hospitality related projects (focus on renovations)
  • Familiar with major branded hotel construction processes and standards.
  • Extremely knowledgeable of building codes, ADA regulations, and other applicable standards.
  • Strong comprehension of structural, envelope, HVAC, plumbing, vertical transport and electrical systems.
  • Experienced in design review, zoning, permitting and other regulatory authorities.
  • Skilled in Excel, Word, Outlook, Project and Power Point.
  • Firm understanding of AIA draw applications.
  • 30-50% travel required.
