The Position: The Seattle Housing Authority, a nationally recognized leader in providing innovative, affordable housing communities, is seeking a motivated, team-oriented finance professional to join the team overseeing the redevelopment of SHA property as a Senior Housing Developer.
 
The Senior Housing Developer will lead closings of development project financing and will work on a broad range of other development activities from planning through financing, construction, and placing projects into service. This is a finance-focused position; work will include managing financial commitments for multiple projects in various stages of development as well as planning for future projects. 
 
The Senior Housing Developer will be responsible for managing or assisting in project planning and management, budgeting, funding applications, HUD approvals, due diligence, project financial closing and other financing related milestones, , and other predevelopment & development activities under the direction of the Development Program Manager.

The ideal candidate has:
  • Knowledge of real estate development and affordable housing finance using both private and public funding sources, including local, state, and federal programs such as HUD, Low Income Housing Tax Credits, State and City Housing Levy, CDBG, and/or tax-exempt bonds.
  • Candidates should be adept at project management and at working interdepartmentally across functional areas in complex, large organizations, as redevelopment projects involve all divisions of the Housing Authority. Experience and comfort working with diverse, non-native English-speaking populations is important, as is a commitment to furthering SHA’s Race and Social Justice Initiative.
What will you be doing?
  • Assist in the creation and management of development plans and project budgets
  • Prepare and track static and dynamic real estate proformas and other business finance and development project spreadsheets
  • Lead project approval processes with the US Department of Housing and Urban Development
  • Oversee partner and funder due diligence and financial closing of projects; procure and/or prepare related materials as needed
  • Prepare and project manage funding applications including: Washington State Housing Finance Commission, City of Seattle, State Housing Trust Fund, HUD, and other funding sources and associated contracting documents as appropriate
  • Draft requests for proposals and oversee negotiation and selection processes of equity investors and/or lenders
  • Manage major project financing milestones such as investor capital installment requests and conversion to permanent financing
  • Support design development, housing contractor selection, and construction budget oversight
 
Major responsibilities include:
  • Preparation and management of development budgets including solicitation of information and expertise from other SHA team members in multiple departments
  • Facilitation of financial closings in coordination with other SHA departments and outside partners including managing timelines and checklists
  • Management of project deadlines including timely preparation and coordination of funding applications and other milestones
  • Effective communication to SHA team members about constraints of financing on project decisions (i.e. tax credit rules, investor concerns, etc)
  • Procurement, coordination, and supervision of development-related consultants and reports
  • Timely and accurate project reporting to funders and other stakeholders.
  • Data collection and analysis and presentation of data in formats that are easily accessible to a broad audience, as needed
  • Coordinate and support project-related work undertaken by Housing Operations, Communication, and Asset Management Departments
 
The Senior Housing Developer may serve as point person for other SHA development initiatives as assigned.
