In this role, you will play a critical role in our project planning and budgeting processes. You will be responsible for accurately estimating the costs associated with both new and remodeling construction projects. Your role will involve collaborating closely with our team to ensure all materials and labor costs are accounted for in our project budgets. Additionally, you will leverage your expertise to fill in any gaps or omissions in the plans, ensuring that all aspects of the project are thoroughly considered and estimated.

Responsibilities:

  • Review both preliminary as well as completed plans and specifications to understand project requirements.
  • Utilize your practical experience and industry knowledge to accurately estimate materials, equipment, and labor costs for each project phase.
  • Proactively identify and estimate costs for items not explicitly indicated on project plans, based on industry best practices and standards.
  • Collaborate with subcontractors and suppliers to gather quotes and pricing information.
  • Prepare detailed and accurate cost estimates using company estimating software and tools.
  • Develop project scopes and specifications and use them to identify potential cost-saving opportunities.
  • Provide timely and precise cost projections to support project budgeting and scheduling.
  • Participate in pre-construction meetings and site visits as needed.
  • Communicate effectively with project stakeholders to address questions and concerns regarding cost estimates.
  • Stay updated on industry trends, material costs, and labor rates to ensure competitive and accurate estimates.

Qualifications:

  • Proven experience as a residential estimator or similar role in the construction industry (minimum 3-5 years), with a track record of accurately estimating project costs beyond what is explicitly outlined in plans.
  • Ability to proactively identify and estimate materials, equipment, and labor costs that may not be explicitly indicated on project plans, based on industry knowledge and best practices.
  • Strong problem-solving skills to address unforeseen challenges and ensure all aspects of the project are adequately covered in the cost estimation process.
  • Experience collaborating with architects, construction managers, subcontractors, and interior designers to gather necessary information and fill gaps in project plans to create comprehensive cost estimates.
  • Familiarity with value engineering concepts to optimize project costs without compromising the quality or integrity of design.
  • Proficiency in using construction estimating software (Buildertrend, PlanSwift, Bluebeam) to create detailed and accurate estimates.
  • Excellent communication and negotiation skills to work effectively with our team, subcontractors, and suppliers.
  • Thorough understanding of Virginia building codes and regulations, including the ability to interpret and apply them to cost estimation processes.
  • Strong attention to detail and organizational abilities to manage multiple projects simultaneously and meet deadlines consistently.
  • Commitment to staying updated on industry trends, material costs, and labor rates to ensure competitive and accurate estimates.
