SENIOR ACCOUNTANT - NEWPORT BEACH, CA (HYBRID)

Job Summary:
The CPS Senior Accountant is responsible for the day-to-day accounting functions required to produce monthly, quarterly, and annual financial statements for an assigned portfolio of commercial properties owned by our clients. The position engages in calculating, posting, verifying, analyzing, forecasting and recording financial data for use in maintaining accounting and statistical records with emphasis on account reconciliation, budget and forecast, variance analysis, and overall accuracy and completeness of the financial statements.

Essential Duties & Responsibilities:
* Prepares monthly, quarterly, and annual financial reports with emphasis on account reconciliations, budget and forecast, variance analysis, and overall accuracy and completeness of the financial statements for a portfolio of properties.
* Reporting includes separate reports to SRG besides regular property client reporting as well as supporting, reviewing and collaborating with property management on their required reporting.
* Analyzes financial information detailing assets, liabilities, and capital. Prepares balance sheet, income statement, and other reports to summarize and interpret the financial position of the properties for various managers.
* Reviews and/or prepares construction draws as needed.
* Monitor job costs to ensure they are within budget and close jobs as complete.
* Track and review for preliminary lien notices to ensure lien rights are cleared with appropriate lien releases before making final payment.
* Monitors and ensures loan and property tax payments are made timely. Review property tax bills for accuracy and appropriateness of any increased assessments.
* Reviews accounts payables and coordinates AP for check runs ensuring AP is appropriate for payment.
* Review leases and lease abstracts, enters lease information in software systems and runs recurring billings processes. Reviews manual invoices.
* Ensures lease required security deposits and letters of credit are received and maintained.
* Initiates bank transactions such as book transfers, wire transfers, stop payments and positive pay exceptions in multiple banking platforms.
* Prepares and/or reviews various cash management activities, including vendor payments, cash deposits, tenant receivables, petty cash, security deposit refunds, forecasting cash flow, distribution calculations and reviewing or performing bank reconciliations.
* Monitors and reports any fraudulent banking activities.
* Analyzes delinquencies and establishes bad debt reserves. Reports delinquencies to controller and management.
* Assists with on-boarding and off-boarding of properties, including preparation of the proration closing statement schedules.
* Reviews and understands various agreements for assigned properties, including management agreements, partnership agreements, loan agreements, lease agreements, and ensures transactions adhere to the terms of the respective agreements. Prepares abstracts of relevant agreements to track key terms.
* Ensures timely payment of debt service, real estate taxes and insurance.
* Completes specific sections of the annual budgets and forecasts for assigned properties. Reviews the budgets for reasonableness and completeness.
* Ensures all lender reporting requirements are satisfactorily fulfilled.
* Prepares all schedules and requests from outside audit and tax firms to complete the audits and tax returns in a timely manner.
* Observes and identifies areas of inefficiencies and potential for improvements and communicates the findings to Controller.
* Monitors compliance with generally accepted accounting principles and company procedures.
* Takes full ownership of the accounting functions for the assigned properties.
* Represents the company when communicating with outside owners/investors.
* Establishes strong relationship with other departments within the company but also knows when to escalate matters to the appropriate level.
* Upholds the company core values and embraces a customer service mindset to both internal and external customers.
* Works with property management personnel in a collaborative manner to ensure that all reporting requirements are facilitated.
* Performs any other activities as directed by the Controller or other management personnel.

Education and Experience:
* Seven to ten years of related experience, preferably with a commercial property management company, and a minimum bachelor's degree from a four-year college or university in Accounting.

Other Qualifications:
* Excellent knowledge of MS Office, particularly intermediate MS Excel skills.
* Advanced knowledge of Yardi Voyager and other Yardi modules. Knowledge of other real estate software is a plus.
* Experience with accounting software including thorough knowledge of report writing tool.

Salary range is $75K-$95K. Compensation package includes a 401(K) match, rental discounts depending on location, rental incentive and renewal compensation, and bonuses. Regular full time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
