Sail is looking for a professional who is experienced in affordable housing with deep knowledge in Tax Credit housing. This position will be working at two affordable, tax credit properties in Hopkins and Maplewood.

The Assistant Property Manager is responsible for assisting the Multi-Site Business Manager with the overall operations of their assigned property, ensuring high quality resident living while achieving long and short-term business goals. This position oversees and assists the application and rental process to determine eligibility, monitors and ensures compliance with dwelling lease agreements, manages the rental programs, and assures quality building and ground maintenance and security of the property.

Responsibilities

  • Assists the Multi-Site Business Manager with the day-to-day operations of the assigned property including managing team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals.
  • Monitor work order requests, ensuring prompt communication if questions or problems arise. Collaborate with Maintenance to ensure the goal of a 48-hour-turnaround is met.
  • Create and maintain an environment that achieves high quality customer service with residents and external partners. Promote resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and taking appropriate action to resolve and address service issues.
  • Handle resident complaints and problems. Assist in monitoring the property’s online reputation and surveys.
  • Meets company benchmarks for occupancy, rent collections and timely compliance paperwork.
  • Manage resource allocations to achieve or exceed operational goals. Demonstrate good stewardship of available resources.
  • Ensures the operation of the property complies with company policies and procedures, Fair Housing, Americans with Disabilities Act (ADA), Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.

Requirements

  • High school education required.
  • Two years of experience in customer service, hospitality, accounting, or administration required.
  • Affordable Property Management experience strongly preferred.
  • Yardi experience strongly preferred.
  • Professional verbal and written communication skills.
  • Ability to work and understand the concerns, challenges, and various needs of residents.
