Job Title: Director of Maintenance Company: S2 ResidentialLocation: Dallas, TX (Corporate)Job Type: Full-time ExemptReports to: Vice President of OperationsSupervisory Responsibilities: Lead Maintenance Technicians within assigned portfolio.Overview:As a Director of Maintenance at S2 Residential, you play a crucial role in providing comprehensive direction for maintenance policies, and processes, and ensuring the successful completion of maintenance work across all community properties. Reporting directly to the VP of Operations, this position requires a dedicated individual with a strong background in property maintenance, leadership skills, and a commitment to upholding operating and safety standards.Primary Duties and ResponsibilitiesTeam Oversight:
  • Responsible for the oversight of all S2 maintenance associates within your portfolio.
  • Conduct weekly work order reviews, ensuring timely completion while prioritizing exceptional customer service to residents, vendors, and internal stakeholders.
Operational Efficiency:
  • Ensure community efficacy while adhering to budget guidelines.
  • Supervise and manage costs and repairs on all properties.
  • Evaluate systems and facilities to determine necessary maintenance or repairs.
  • Champion the development, implementation, and continuous improvement of organizational management protocols, practices, and tools
Training and Development:
  • Ensuring Maintenance team members have proper technical training, safety training, and required certifications.
  • Lead, mentor, and develop a team of maintenance staff, ensuring they have the necessary training and resources to perform their duties effectively.
  • Champion company culture and continuously improve employee engagement
Vendor Relations:
  • Build and maintain strong relationships with vendors and contractors.
  • Review work with outside contractors as needed.
Emergency Preparedness:
  • Maintain operations and response plans for issues such as asbestos, lead, and mold.
  • Assist in maintaining an on-call list for critical, time-sensitive vendor functions.
  • Assist in preparing for extreme weather events.
Ongoing Responsibilities:
  • Keeping a log of warranty dates for major appliances and HVAC. Ensure equipment is inspected before the end of the warranty period.
  • Maintain an accurate inventory of all equipment at each community and verify monthly.
  • Advise the VP of Operations, Director of Operations, and Property Managers of any needed equipment before ordering.
  • Implement sustainability initiatives to reduce energy consumption and environmental impact.
  • Prepare and present reports on maintenance activities, budget performance, and operational efficiency to senior management.
Budget and Planning:
  • Collaborate in managing the facilities budget, forecasting expenses, and identifying cost-saving opportunities without compromising quality.
  • Ensure a log is kept of required and upcoming capital projects.
  • Negotiate contracts with vendors and service providers to ensure favorable terms and pricing.
  • Review capital needs with the Property Manager as part of the budget process.
Inspections and Compliance:
  • Direct and oversee the maintenance, repair, and improvement of all physical assets, including buildings, grounds, and amenities, with a focus on asset preservation.
  • Develop a preventative maintenance schedule for properties, including HVAC, Annual City Inspections, pool inspections, and Life Safety.
  • Implement preventive maintenance programs to minimize downtime and reduce repair costs.
  • Ensure compliance with government policies, including OSHA and EPA guidelines. 
Customer Service:
  • Collaborate with Directors of Operations and other stakeholders to address resident concerns and maintain high levels of resident satisfaction
  • Prioritize resident satisfaction by ensuring that team members address maintenance issues promptly and effectively.
  • Implement and maintain high standards for customer service within the maintenance team of your portfolio.
Physical Requirements:
  1. Mobility: 
  • Possesses the ability to move freely throughout multifamily properties, including walking, climbing stairs, and ladders, and navigating various terrains.
  • Physical agility to inspect different areas of the properties, including rooftops and mechanical rooms. 
  1. Lifting and Carrying: 
  • Capable of lifting and carrying objects weighing up to 50 lbs., such as tools, equipment, and supplies.
  • Ability to transport and set up maintenance-related materials as needed. 
  1. Manual Dexterity: 
  • Proficient use of hands and fingers to operate tools and equipment necessary for maintenance tasks.
  • Skilled in performing fine motor activities related to repairs and installations. 
  1. Overall Physical Health: 
  • Ability to withstand prolonged periods of standing, kneeling, crouching, and bending.
  • Ability to withstand prolonged periods of sitting and working at a desk.
  • Ability to withstand prolonged use of a computer.

  • 3 to 5 years of hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems.
  • Basic computer skills necessary to enter and retrieve data from a computer.
Required Certificates, Licenses, and Registrations:
  • Must be HVAC certified.
