The Regional Area Manager is a key leadership position responsible for growing a team of people who will effectively execute the company’s business strategy. Regional leaders are empowered to drive the financial success of multi-million-dollar communities and assets within a defined portfolio/region while providing strategic leadership, management oversight and accountability for several areas of performance including property operations, portfolio financial results, compliance, talent acquisition, team member development, customer and resident satisfaction, asset preservation, service, facilities & expense control. You ensure that established business strategy and financial performance targets are achieved or exceeded.

Responsibilities:
Maximize revenue through consistent service, timely unit delivery, income collection, expiration management, leaseholder accountability, ancillary income opportunities, expense management, rate growth & frictional vacancy reduction to achieve budget expectations.

Source, recruit, hire and develop top talent for all community positions. Utilize company recruiting tools for identification of top tier talent. Contribute to developing future RREAF Residential maintenance service leaders and management and sales leaders through in-person coaching, completion of feedback forms and the 360-performance review process along with the use of onboarding guides & the online Grace Hill training portal. Be willing to promptly make the tough people decisions when needed as it relates to underperformers not making significant progress.
Manage performance. Establish performance goals and achieve set goals. Inspect what you expect and then follow up. Utilize One Site reporting daily, weekly, and monthly to monitor & proactively drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control & production of rent ready homes.
Exceed customer expectations. Ensure consistent, service excellence (the WOW factor) every day. Ensure amenities, lighting, common areas and grounds are clean, in good working order each day. Promote resident and community events at each asset to build a sense of purpose within the community.
Perform regular site visits (2x month minimum recommended), property walks, unit inspections and physical inspection evaluations to ensure day-to-day activities are running smoothly and in accordance with policy/standards. Treat all people fairly in accordance with Fair Housing Guidelines. Ensure amenity areas, mailbox areas and pool areas are exceptionally clean and in good working order 7 days each week.
Build reliable property budgets. Manage and achieve budgets. Identify, manage & minimize inefficiencies & negative financial variances through proactive monitoring, decision making, expense control and strategy. Produce, develop & promptly execute on plans that successfully drive results.
Reduce risk by ensuring team members complete all required training timely, follow safety guidelines and act in accordance with Fair Housing and all regulatory guidelines. Ensure leases and applications are completed accurately and timely keeping in mind the need to adhere to screening criteria and consistency.
Actively participate in due diligence of new assets and preparation for disposition of assets. Ensure successful transitions in a consistent, proven manner that builds buy-in, confidence & immediate performance & budget achievement
Promote, understand, and drive company and industry leading initiatives. Think forward. Avoid excuses. Ask questions. Find Solutions. Drive results. Speak up and share ideas that will revolutionize multifamily while managing your portfolio to surpass expectations.
Ensure property is rented to capacity by implementing creative marketing strategies and developing a top performing team of leasing professionals.
Oversee the completion and management of resident move-ins and move-outs, giving special attention to apartment inspections, tour path readiness through utilizing in-house employees or outside contractors/vendors as needed.
