Summary:
Responsible for origination of first mortgage loans: process, review, and close real estate loans for Credit Union members in accordance with Internal Loan Policy and/or secondary market requirements. Responsible for loan servicing of loans kept in-house; this involves the procedures necessary to maintain a loan from the time of closing to the date the loan is paid in full. Promote Credit Union products and services to assist in meeting organizational goals and assigned goals. Place emphasis on quality control to protect the assets of the Credit Union and to prevent losses.
Essential Duties and Responsibilities include the following:
Processing/Closing/Servicing of Loans
- Answer member questions on mortgage programs available, loan processing, underwriting, and closing.
- Interview, counsel and take loan applications, pre-qualify members based on Credit Union guidelines.
- Determine qualifying ratios, obtain employment history and source of sufficient funds to close the loan.
- Order credit reports, appraisals, and any other documents necessary to support the loan application
- Prepare documents for underwriting approval with internal Loan Committee
- Send Adverse Action Notice as required by the federal law if the loan program guidelines are not met.
- Ensure that appropriate records are filed and maintained, and reports are processed.
- Loan Servicing of existing and new loans
- Process and track monthly loan payments and insurance and tax payments
- Process paid off liens and release liens for 1st and 2nd mortgages and HELOCs
- Process subordination and loan modification requests
Understanding of AML/BSA regulations to ensure self-compliance in carrying out related policies and procedures and completing proper reports in a timely and accurate method.
Daily/Monthly/Quarterly/Annual Duties:
- Preparation of month-end reports
- Prepare and apply pay-offs.
- Pay escrowed real estate taxes and homeowner's insurance when due
- Perform escrow analysis in March and mail to members.
- Assist with HMDA reporting
- Coordinate the preparation and mailing of 1098 tax statements
Performance Standards:
- Adhere to all Credit Union Policies and Procedures of the RMLEFCU Employee Handbook.
- Must exhibit discretion in the exchange of personal and confidential information obtained from member applicants.
- Completes all assigned tasks with an acceptable level of accuracy.
- Support all internal and external educational opportunities.
- Develop and foster relationships with other entities.
- Project a professional image with courtesy and tact, at all times.
- Support all other department staff members.
- Must be proficient in verbal and written communication skills.
Qualification requirements:
A significant level of Trust, Diplomacy Privacy, and Confidentiality is required, in addition to normal courtesy and tact. Provide excellent member service skills.

Education and/or Experience:
- Minimum of one to two years’ experience in mortgage lending, processing and closing of mortgage loans is necessary.
- Other related lending experience will be taken into consideration with knowledge of applicable regulations or legal documentation.
- Equivalent to a high school education or completion of a specialized course of study from a business or trade school.
