Description

ESSENTIAL DUTIES AND RESPONSIBILITIES

The Compliance Associate is a core member of the RB Compliance team. The Compliance Associate will assist/participate in all compliance aspects of LIHTC, HOME, Section 8 and Rent Stabilization laws.

Specific responsibilities include:

  • Work directly with applicants for affordable housing to request and obtain required documentation from them.
  • Review and calculate applicant-provided income and asset information.
  • Analyze documentation to determine if follow-up information is required; organize applicant files in the designated order.
  • Maintain detailed logs of applicant files in process; track deadlines for applicant submission of required documents.
  • Complete and send the 3rd party verifications on a daily basis.
  • Follow-up and contact the 3rd parties (such as employers and bank institutions) to get the 3rd party verifications returned by fax/e-mail or to seek verbal clarification.
  • Process files and prepare the Tenant Income Certification form (TIC) in accordance with City, State and Federal program guidelines.
  • Conduct Lease signings; post lease renewals in Yardi.
  • Assist with the preparation of site audits.
  • Assist with the LIHTC rent up.
  • Assist with the preparation Annual Owners Certifications.
  • Assist with tracking and corrections of any 8823s.
  • Assist with the preparation of HOME Annual Owner Certifications.
  • Pre-audit LIHTC and HOME tenant files; perform in-house file audits after recertification period.
  • Assist with examining files prior to compliance annual audits.
  • Prepare reports as needed.
  • Submit Affordable Remediation for Tax Credit and Home Compliance.
  • Train/educate staff on compliance rules and regulations.
  • Serve as point person on Rent Café trouble shooting.
  • Assist management with any necessary administrative work within the marketing department as needed.
  • Other duties may be assigned as required for efficient operations.

COMPETENCIES

  • Familiar understanding of the LIHTC and preferred experience in affordable housing, specifically maintaining compliance of Low-Income Housing Tax Credit programs
  • Prior experience working with affordable housing eligibility and compliance a plus
  • Prior experience in compliance, eligibility, auditing, bookkeeping or other related field desired
  • Detail Oriented and organized
  • Flexibility, creativity and initiative to work both independently and as part of a team
  • Ability to interact effectively with all levels of staff and tenants
  • Proficiency in Microsoft Office-including Word, Excel, Access, and Outlook
  • Tax Credit specialist certificate is a plus
  • Yardi experience preferred

EDUCATION EXPERIENCE

  • High School diploma or equivalent required
  • Associates Degree preferred
