Richland Residential Inc is Hiring a General Manager Near Grand Ledge, MI

The Arcadian Apartments, located in Grand Ledge, MI, is currently seeking a full-time General Manager to lead a newly constructed, lease up, 336 unit, A conventional property. The General Manager supports the organization’s mission and values through positive leadership and exhibits the following characteristics: dedication to excellence, collaboration, innovation, respect personalization, accountability, commitment to property and our residents.

POSITION OVERVIEW

The General Manager is accountable for overseeing the daily on-site operations and financial performance of the community in collaboration with the Regional Manager and property owner. These objectives will include maximizing occupancy levels/revenues, minimizing controllable expenses, enhancing property values. This position is responsible for supervising on-site personnel and successfully coordinating all leasing and marketing campaigns, resident relations, accounting, negotiating and securing contracts, vendor/contractor management.

DUTIES AND RESPONSIBILITIES

Conduct business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to landlord/tenant.

Supervisory

1. Hire and manage performance of on-site staff to achieve operational goals.

2. Motivate, coach and develop all team members for adherence to company policies and compliance to industry standards.

3. Review and approve time cards/payroll for on-site staff, including on-call schedule for maintenance.

4. Communicate efficiently with contractors relating to scheduling, quality of work, billing, certificate of insurance, and negotiating all contract terms.

5. Exhibit a professional attitude and appearance at all times.

Marketing/Leasing

1. Direct marketing and leasing activities to achieve budgeted occupancy goals.

2. Monitor all digital advertising and online presence for content and overall appeal to target audience.

3. Greet and tour apartments/property to prospective residents, answer incoming phone calls, and respond to email inquiries in a customer-focused manner.

4. Conduct and update monthly market surveys.

5. Evaluate market conditions to establish trends, propose opportunities for rental growth, and ensure competitiveness.

Resident Relations

1. Always maintain a positive, friendly customer service attitude.

2. Promote resident engagement and relations within various platforms.

3. Responsible for implementation of monthly renewal campaign and resident retention.

4. Educate and enforce compliance of lease and/or community rules and regulations.

5. Problem-solve any reported issue or concern to ensure restitution and resident satisfaction.

6. Inspect the condition of all move-in and move-out activity.

7. Ensure completion of any service request in a timely, courteous manner.

Administrative

1. Process and approve all new rental applications for residency.

2. Review and execute all lease agreements by ensuring all applicable charges, terms, and deposits are accurate and correspond with property management system (PMS).

3. Post and oversee rent collection, rent ledgers, and bank deposits.

4. Pursue delinquent rent accounts, serve/file eviction notices, and provide account information to collection agency in a timely manner.

5. Conduct and prepare any Final Account Statement (FAS) for any former resident.

6. Code and approve all invoices in a timely manner for payment.

7. Complete and submit managerial reports to corporate office on a weekly, monthly or quarterly basis.

Maintenance

1. Inspect property on a consistent basis to ensure all amenities and curb appeal is pristine, clean, attractive, and damage-free.

2. Coordinate and schedule apartment turns with maintenance team and contractors to ensure timeliness of market-ready units, move-ins, including occupancy permits.

3. Conduct move-out inspections with maintenance to assess appropriate cleaning/damage charges and determine required repairs to turn apartment.

4. Actively supervise Preventative Maintenance Program.

5. Monitor and coordinate all bid activity involving any project property and/or maintenance-related.

Safety

1. Report all liability and property incidents to the corporate office immediately.

2. Ensure any workman’s compensation claims are reported and proper documentation is completed.

QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS

· Candidate must have at minimal 3 years in residential property management, preferably in leadership role.

· College diploma preferred, high school diploma or GED equivalent required.

· Preferred Class A property experience.

· Computer Skills: Microsoft Office, Entrata software experience a plus.

· Work Hours: 40 hours or more per week - must be available to assist in managing leasing office on weekends and/or after-hour emergencies.
