I. JANITORIAL
a. Clean offices, bathrooms and common areas on a daily schedule as follows:
i empty wastebaskets, including sanitary napkin receptacles
ii mop and disinfect floors
iii clean and disinfect sinks, mirrors, toilets, urinals and piping
iv check/restock soap and paper supplies
v. spot clean walls and ceiling
vi clean and dust phones, computers, printers, etc.
b. Clean lobbies, entrances and corridors
i. Wash door glass
ii Clean light fixtures
iii clean and disinfect drinking fountains
iv Sweep and mop steel stairwells
v Vacuum corridor carpeting
vi Steam-extract carpeting
c. Clean/polish window glass and elevator panels
d. All tiled floors are to be stripped, sealed, and waxed as appropriate
e. Monitor cleaning supplies & request re-supply as needed; obtain parts and supplies on occasional trips to hardware store as needed
II. APARTMENT TURNOVERS
a. Review unit work required with Building Manager and/or Building Engineer
b. Paint or touch-up as required
c. Perform final clean and repairs, as required
d. Move/replace furniture as necessary
III. MISCELLANEOUS
a. Set up and take down chairs and tables for property functions
b. move furniture as directed for events
IV. GROUNDSKEEPING
a. Snow removal, de-icing and winter safety techniques
b. Monitor interior/exterior light fixtures and replace lamps/bulbs as necessary
c. Landscaping tasks

Physical Requirements of Job
The physical demands described herein are representative of those that must be met by an employee to
successfully perform the essential functions of the job.

Employee must be able to walk or stand continuously, frequently lift or carry weight up to 50 lbs., occasionally lift or carry weight over 100 lbs (e.g., salt bags, equipment, small appliances, landscaping materials, construction materials, etc.).
In addition, must be able to lift/move appliances and furniture: refrigerators, ranges, microwaves etc. from one floor to another without assistance (using appliance dolly) in an elevator building and with assistance in a walk-up building. \
Must be able to engage in frequent bending, reaching, twisting, stooping, pushing and pulling.
Employee must have corrected vision and hearing within normal range.
Occupational exposure to blood, body fluids, infectious substances, including communicable diseases when performing maintenance and/or custodial tasks.
Occupational exposure to cleaning agents and disinfectants.
Work schedule may include morning, evening weekend and holiday shifts. Employee must also be able to perform basic office functions, including using a computer keyboard or touchpad and telephone.
