Redev Construction, Corp. is Hiring a Construction Project Manager/Supervisor Near Syracuse, NY

Job Description:
Our team is looking for a qualified Construction Project Manager/Supervisor to ensure our projects are delivered successfully and on time. This position will be responsible for the overall management (in the office and the field) of our commercial construction projects. The successful candidate must possess the knowledge, experience, and confidence to engage and professionally interact with design professionals, consultants and clients while successfully directing the subcontractors and other construction related personnel in planning, coordinating and safely executing the work in accordance with the contract documents, schedule, and budget. This position requires strict adherence to quality standards and ensures the safety and security of the construction site. This individual will work closely with the Construction Administrator, and eventually the Construction Superintendent, to fulfill an integral role on projects.

Responsibilities:

  • Manage overall project activities including but not limited to scope and schedule development, planning and implementation of projects, issuing contracts, purchase orders, and changes orders, analyzing data, tracking and reporting project progress, and ensuring all company/project policies, procedures, and standards are maintained.
  • Review documents generated during the design process and provide feedback to the Architect/Engineer to ensure documents are complete to minimize or eliminate potential change orders after contracts are awarded.
  • Develop front-end document sections (Ex. milestone schedule, sample contract, insurance requirements, General Conditions, Temporary Facilities, etc.); for inclusion in the specification manual and/or Redev CNY’s work scopes.
  • Facilitate the bidding process, generating interest and recruiting subcontractors for bidding each division of work and tallying the bids to compare against budget estimates.
  • Conduct de-scope meetings of the apparent low bidders and recommend contract awards to the Owner.
  • Review submittals for compliance with contract documents and manage the submittal process to be sure that each submittal required is received and approved by the Architect/Engineer in a timely manner.
  • Manage the Request for Information (RFI) process and ensure the Architect/Engineer responds to a subcontractor’s questions in a timely manner.
  • Review and negotiate subcontractor change requests. Double check contract documents and original work scope to ensure something is not accidentally being purchased twice.
  • Collect and compile project closeout documentation (with the support of the Construction Administrator), and receive each closeout item required, prior to release of final payment to the subcontractor.
  • Collaboratively develop project punch lists with the Architect/Engineer and monitor the completion of open items, prior to releasing a subcontractor’s final payment.
  • Conduct routine meetings during construction such as: pre-construction meetings, scheduling meetings, weekly subcontractor meetings, and bi-weekly Owner-Architect meetings; draft and distribute meeting minutes.
  • Until a full-time Construction Superintendent can be onboarded, this position will be temporarily responsible for creating and maintaining the following project documentation: daily reports, safety checklists, safety meetings, OSHA postings, purchase orders, meeting minutes, as-built drawings, requests for information, shop drawings, submittals, test reports, and any other necessary project documentation. Upon hiring a full-time Construction Superintendent, this position will support in these roles but will not be solely responsible for them.
  • Collect project schedule input from each subcontractor and develop the master construction schedule.
  • Update and review the master schedule at regular intervals during construction.
  • Track the project budget, subcontractor payment applications, and subcontractor Change Requests to be sure that the project always stays within budget and is profitable.
  • Review subcontractor’s draft payment applications to be sure that percentages billed match actual installations.
  • Assists with the maintenance of all files, including all necessary correspondence and project meeting minutes.

Qualifications:

  • Bachelor’s degree required in Construction Management, Engineering, Business; or equivalent combination of related work experience, training and/or education sufficient to successfully perform the essential duties of the job.
  • Preferred Ten (10) years of commercial construction experience including supervisory experience.
  • Strong ability to read and comprehend plans, specifications, addenda, bid materials, contracts and related construction documents.
  • Strong written and verbal communication skills; ability to professionally interact with customers, vendors, subcontractors, and colleagues.
  • Demonstrated analytical and conceptual skills.
  • Ability to work independently and exercise sound judgment.
  • Proficiency in PC applications such as Outlook, Excel, Word, and Project.
  • Familiarity with construction technology software, scheduling, equipment, and methods.
  • Excellent time management and organizational skills.
  • Ability to communicate effectively with subcontractors, vendors, suppliers to meet contractual requirements.
  • Functions effectively as part of a team.
  • Ability to maintain discretion and confidentiality at all times.
  • Must have, at time of hire and maintain throughout employment, a valid NY State driver’s license and be willing and able to travel if/when necessary.
