Position SummaryThe primary role is to support the land development team and assist in carrying out required functions, which fulfill the company's production objectives by completing projects on time, on budget and ensure a smooth transition from horizontal to vertical construction activities. This position is based in Little Rock, AR and intended to assist the company's current and future land development activities for the Little Rock and Jonesboro metro areas. This individual will support the execution of systems, programs, and processes to ensure proforma development budgets, underwriting, schedules, quality and adopted company standards. The company's goal is to successfully deliver both self-developed and retail developed lots in a manner to which Division business plan goals will be met. Duties And Responsibilities
Assist in the management of day-to-day project activities to meet project schedule, as well as quality and budget objectives
Communicate on a timely basis, project needs to management, field team, and subcontractors
Monitor project safety and enforce company standards with all onsite personnel without exception to ensure the project is safe for all workers and visitors
Prepare for and participate in all onsite subcontractor meetings
Monitor project environmental status to ensure full and continuous compliance
Communicate project activity to internal and external partners to ensure performance
Work with local building officials during inspections and re-inspections to obtain project sign-off
Visit and walk the project multiple times weekly to enforce company standards for construction and to ensure a quality product
Create, distribute, and complete project punch list, assuring smooth product transition to property management
Maintain jobsite in a neat and organized manner
Review and understand all civil improvement plans, geotechnical evaluations, landscape plans and project specifications necessary to deliver finished lots to enable construction of a home
Oversee all best management practices (BMP’s) related to SWPPP and dust control
Ensure compliance with all local, state, and national codes, ordinances, and regulations an company policies
Conduct all business in a professional and ethical manner
Interface with other departments to ensure constant communication regarding timing, design elements, access pertaining to project land development status, and other landscaping and common area hardscape improvements including HOA turnover walks and delivery of as-builts
Daily coordination of county officials and inspectors, contractors, surveyors, and consultants
Monitors contractors' work and dry utility construction for compliance with schedule and workmanship
Schedules and participates in municipal inspections to achieve acceptance of improvements
Responsible for job site organization and appearance
Additional duties as assigned
Requirements
Minimum of 1 year of experience in the construction field
High school diploma or equivalent
Previous experience in land development work
Ability to apply common sense understanding to carry out instructions furnished in written, oral form or via RCH applications
Proficiency with MS Office and email
Must have a vehicle, a valid driver's license, and be willing to travel within the marketplace on a daily basis
Strong work ethic, with ability to multi-task and work independently as part of a larger team
Detailed and results oriented
Team player with excellent people and organizational skills
Motivated, energetic, and resourceful
Preferred Qualifications
Bachelor’s Degree in Civil engineering or construction management and/or equivalent.
Physical Demands
Lifting up to 40 pounds occasionally and up to 10 pounds frequently and frequently moving small objects
Frequently sitting for long periods of time
Walking or standing regularly
This position works outdoors approximately 70% of the time and indoors approximately 30% of the time
Must have manual use of hands and vision to use computer constantly
