RangeWater Real Estate is Hiring a Business Analyst- Property Management Near Atlanta, GA

Job Description
Position Summary: This role will be responsible for analyzing day-to-day operations, and implementing strategies to enhance the efficiency and effectiveness of our property management team.
Essential Duties and Responsibilities :
Data Analysis:
  • Conduct thorough analysis of business data to identify trends, patterns, and insights.
  • Interpret and translate data into meaningful and actionable recommendations for business improvement.
  • Utilize statistical methods and tools to analyze large datasets.
Financial Modeling
  • Develop and maintain detailed financial models for Property Management incorporating revenue projections, expense forecasts, and investment returns.
  • Collaborate with Department Heads to create RangeWater's yearly budget assumptions.
KPI Analysis:
  • Analyze Key Performance Indicators (KPIs) to assess property performance and identify areas for improvement. Provide actionable insights to enhance profitability.
Ancillary Revenue:
  • Work closely with Property Management teams to understand RangeWater Program participation, expenses, and revenue drivers. Collaborate on strategies to optimize financial outcomes.
Budgeting and Forecasting:
  • Assist in the preparation of Property Management budgets and forecasts, ensuring alignment with overall business objectives. Monitor actual performance against budgeted targets.
Risk Management:
  • Identify and assess financial risks associated with property management. Develop mitigation strategies and provide recommendations to Property Management leadership.
Requirements Gathering:
  • Work closely with stakeholders to understand their business needs and requirements.
  • Document and prioritize business requirements, ensuring alignment with organizational goals.
  • Collaborate with project teams to define scope and objectives.
Process Improvement:
  • Identify opportunities for process improvement and efficiency gains.
  • Recommend and implement solutions to enhance business processes. Conduct impact assessments to evaluate proposed changes.
Reporting and Presentation:
  • Prepare and present comprehensive reports, dashboards, and visualizations.
  • Communicate findings and insights to both technical and non-technical stakeholders.
  • Ensure clear and concise documentation of analysis results.
Organizational Responsibilities:
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information and applies knowledge and practices to area(s) of responsibility.
Work Hours:
Company hours of operation are 8:00am-5:00pm Monday through Friday. Must be able to perform the essential job functions unaccompanied.
Qualifications:

Education/Experience:
A college degree is preferred. Employment history that demonstrates progressive levels of accountability and responsibility in the application and usage of property management and residential multi-housing business principles and demonstrated knowledge and skills in software applications. Individuals must have at least 3 years of experience in a support or administrative role.
Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, Property Management Software systems, and database management programs in order to complete essential job functions. Proficient in using property management software (preferably Yardi, One Site, Entrata, and others). Individual must be able to act as the liaison between RangeWater Residential employees and various providers of software services.

Incumbents work in an office environment. This role routinely uses standard office equipment such as computers, phones, copiers, scanners, fax machines, and filing cabinets. Physical Demands:

While performing the duties of this job, the employee is regularly required to use hands to type, handle, or feel and talk or hear. The employee is frequently required to stand; walk; reach with hands and arms, and climb, stoop, or squat. The employee is intermittently required to sit. Incumbents must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.
Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Travel will be required to visit properties, attend educational conferences, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods of time where visual strain may result.
