Promontory Club is looking to fill a vacancy for its development and construction arm, Promontory HOMES, and the position of Project Manager-Residential, Full Time.

WHAT IS THE OPPORTUNITY?

Promontory has been approved to construct over 1,900 luxury residential properties. Offering a wide range of products from twin home cottages to large semi-custom homes. We focus on high-end luxury residential real estate. The Project Manager will be responsible for our highest product line, called the Pinnacle.

POSITION DESCRIPTION

The Project Manager is responsible for managing the daily construction process of the home from permit approval through job completion and delivery to the Owner. They are responsible for all daily activity, and all phases of construction, including generating and updating project schedules, coordinating trade partners, materials, equipment, ensuring that selections and specifications are being strictly followed, and that the work is within desired quality standards and within budget. Furthermore, the Project Manager shall be responsible for calling and preparing for municipal inspections, quality control, job site safety, and storm water management, and warranty through the first year of home delivery. They will directly communicate with the Owner and provide schedule and photo updates of the project as it progresses.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Supervise and schedule all trade partners and/or other on-site personnel in person.
  • Responsible for productivity of all daily tasks, materials, and equipment.
  • Ensures that all on-site personnel comply with project guidelines, safety programs and requirements.
  • Verifies that all trade partners complete scope of work.
  • Walk all projects daily to monitor activities and assist in future planning.
  • Maintains an active daily punch list of all items to be addressed through completion.
  • Performs all quality control walks at each phase of construction.
  • Maintains daily logs of project activity and photos.
  • Complete all task completions required for A/P processing within the BuilderTrend software.
  • Documents all violations with project details, safety, storm water management and dust control, seeking corrective action and documenting proper completion.
  • Coordinates required inspections with local jurisdictions and ensures project is ready for inspections.
  • Ensures that the job site is always kept in a clean and organized manner.
  • Runs multiple residential projects at one time.
  • Assist in budgeting, bidding, and award of subcontracts.
  • Manage weekly customer logs with the BuilderTrend software.
  • Work directly with clients to complete pre-closing punch lists and post warranty items.
  • Follows all company safety and security policies and procedures; report incidents, injuries, and unsafe work practices to management; complete safety training and certifications. Maintain files of Safety Data Sheets and follow safe work practices.
  • Other duties as assigned.

KNOWLEDGE SKILLS AND ABILITIES:

  • Bachelor’s degree in construction management and/or minimum of 5 years related experience working on high-end residential projects.
  • Project experience as the main superintendent.
  • Extensive knowledge of construction industry practices, procedures, as well as local, state, and federal building codes, and reads blueprints accurately.
  • Provide direction to and resolve problems amongst 30 trade partners and vendors.
  • Ability to identify deficient work and provide resolution.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web based applications. Buildertrend knowledge encouraged.
  • Customer Service - Manages difficult or emotional customer situations, respond promptly to customer needs, solicit customer feedback to improve service, respond to requests for service and assistance.
  • Interpersonal Skills - Focus on solving conflict, maintain confidentiality, listens to others.
  • Oral Communication - Speak clearly and persuasively in positive or negative situations, listen, and gets clarification, respond well to questions, demonstrate group presentation skills, participate in meetings.

  • PHYSICAL REQUIREMENTS: Must be able to stand, walk and work on feet for multiple hours a day if needed; must be able to lift a minimum of 50lbs regularly and 100lbs occasionally; must be willing to work various hours, nights, holidays and weekends; must be able to work in hot and cold environments; performance of the required duties will require the physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction; specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus; performing this job requires the use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl; while performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions and risk of electrical shock; the noise in these work environments is usually moderate to very loud.
  • Has a valid driver’s license and is able to travel to and from the project site.
