Promontory Club is looking to fill a vacancy for its development and construction arm, Promontory HOMES, and the position of Estimator-Commercial, Full Time.

WHAT IS THE OPPORTUNITY?

Promontory has been approved to construct over 1,900 luxury residential properties. Supporting the luxury real estate, is a wide array of member-exclusive amenities such as Clubhouses, Restaurants, Parks, Pools, and a variety of other recreational structures. As Promontory grows so does the need to support membership with additional amenities.

POSITION DESCRIPTION

The Commercial Estimator is responsible for providing proactive estimating on single or multiple projects at one time. This includes providing quality takeoffs, using historical or current market unit pricing to generate preliminary budgets for project viability, as well as final budgets for Senior Management and Ownership approval. The Commercial Estimator will also assist in solicitation of bids from vendors, analyzing bids, bid spreads, and recommendations for award to management. You will be encouraged to exercise creativity in finding and recommending value engineered solutions to achieve cost effective solutions. Accurate and detailed cost estimates are critical and are heavily relied on to make key business decisions.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Responsible for providing all estimates and pricing for commercial projects to be constructed by the company including:
    • Conceptual estimates
    • Schematic estimates
    • Design Development estimates
    • Final estimates based on construction documents or permit approved plans.
  • Responsible for making sure that estimates are completed on time so Senior Management and Ownership can make required business decisions.
  • Responsible for accurate and detailed estimates which includes additional research and sources such as manufacturers, suppliers and subcontractors.
  • Familiar with RFI’s, and can manage them to ensure that estimates and pricing are accurate.
  • Responsible for entering pricing in company format/presentation.
  • Uses sound estimating judgement with historical pricing data and future cost escalations.
  • Responsible for estimating all aspects of projects including Soft Cost, General Conditions, Permits, and Direct Costs related to construction.
  • Assists in the formal bidding process and obtaining a minimum of three (3) competitive contractor bids through Buildertrend software.
  • Assists in the final bid spread and recommendation for scope award.
  • Assists the Project Manager in contract award and project start.
  • Responsible for issuing POs in system as approval for work to proceed.
  • Perform other duties as assigned.

KNOWLEDGE SKILLS AND ABILITIES:

  • Bachelor’s degree in construction management or engineering and/or minimum of 5 years related experience working on commercial projects.
  • 2-4 years of estimating experience, including researching and reading plans, material takeoffs, labor and material unit pricing.
  • Experience estimating commercial projects of $15 million dollars.
  • Knowledge of architectural, mechanical, electrical, and plumbing systems.
  • Ability to analyze bids, proposal, estimates, including labor rates, fringe benefits, overhead, and profit.
  • Has a working knowledge of construction law and practices.
  • Has strong negotiation skills.
  • Ability to communicate with trade partners, vendors, and employees at all levels of the organization.
  • Thorough and attentive to details; organizational skills and can run multiple tasks simultaneously.
  • Ability to read and comprehend complex instructions, plans, specifications.
  • Proficient in Microsoft Office Suite (Word, Excel, Outlook) as well as other computer and web based applications. Bluebeam & Buildertrend knowledge encouraged.
  • Interpersonal Skills - Focus on solving conflict, maintain confidentiality, listens to others.
  • Oral Communication - Speak clearly and persuasively in positive or negative situations, listen, and gets clarification, respond well to questions, demonstrate group presentation skills, participate in meetings.
  • Professionalism - Approach others in a tactful manner, react well under pressure, treat others with respect and consideration regardless of their status or position, accept responsibility for own actions, follow through on commitments.
  • Dependability - Follow instructions, respond to management direction, take responsibility for own actions, keep commitments, commit to long hours of work when necessary to reach goals, complete tasks on time or notifies appropriate person with an alternate plan.
  • Has a valid driver’s license and is able to travel to and from the project site.
