www.primedatacenters.com Summary: The Site Acquisitions Program Manage r reports to the VP of Development and plays a crucial role in the expansion and development of our data center facilities. The successful candidate will be responsible for conducting comprehensive due diligence assessments of potential data center development sites, working internally/externally to provide solutions to site driven factors, ensuring that acquisitions align with our strategic objectives.
Location: Onsite: Office Located in Denver, CO (RiNO District)
Reports to: VP, Product Development
Amount of Travel: Up to 25%
Responsibilities:
  • Conduct thorough research and analysis of potential data center development sites, considering factors such as location, zoning regulations, infrastructure availability, and environmental impact.
  • Assist the Financial and Investment team with the financial feasibility of potential site acquisitions by providing data relative to cost estimates, revenue projections, and ROI calculations.
  • Collaborate with legal and regulatory experts to ensure that site acquisitions comply with all local, state, and federal laws and regulations.
  • Prepare detailed due diligence reports summarizing findings, risks, and recommendations for site acquisitions, presenting them to senior management for decision-making.
  • Coordinate and liaise with external consultants, surveyors, environmental experts, and other relevant parties to gather essential data and assessments.
  • Assist in negotiations with property owners and stakeholders to secure favorable terms and conditions for site acquisitions.
  • Maintain accurate records and documentation related to due diligence activities and site acquisitions.
Skills and Qualifications:
  • Bachelor's degree in Real Estate, Civil Engineering, or a related field. A Master's degree or relevant certifications is a plus.
  • 5 years of experience in real estate due diligence, site acquisition, or related roles.
  • Strong analytical skills with proficiency in financial modeling and market analysis.
  • Knowledge of local zoning laws, permitting processes, and environmental regulations.
  • Excellent communication and presentation skills, with the ability to convey complex information to non-technical stakeholders.
  • Attention to detail and a commitment to thorough research and analysis.
  • Strong problem-solving skills and the ability to work independently and as part of a team.
  • Proficiency in using relevant software tools and databases for data analysis.
