JOB SUMMARY

The Manufacturing Maintenance Technician is responsible for supervising and coordinating the day-to-day maintenance and repair of buildings, grounds, production, and associated equipment. Reports to the Director of Manufacturing and will oversee staff that install, inspects, repairs, and maintains building systems, production machines, including mechanical, electrical, plumbing, and waste management. Track’s facilities service requests and ensures requests are completed within established timelines and quality standards. Assists Director of Manufacturing with planning work, identifying staff training needs, and in project management. Duties may include carpentry, painting, plumbing, electrical, mechanical, energy management, fire, and safety. Comply with all safety procedures, maintaining good housekeeping and safety of work areas.

PRIMARY DUTIES AND RESPONSIBILITIES

  • Supervise maintenance and facilities associates. Coordinates activities by scheduling work assignments, setting priorities, and directing the work of subordinate employees.
  • Prepares housekeeping scope of work; audits for completion.
  • Serve as vendor contact for all scheduled and unscheduled maintenance and services.
  • Supervises general housekeeping, i.e. trash/vacuum/dust.
  • Prepares site for visitors and guests, as well as for internal meetings and events. Supervise preparations for special events in buildings and clean up for those events.
  • Performs light maintenance, i.e. painting, changing filters, replacing bulbs, repairing minor plumbing issues. Ensures proper functioning of facilities through ongoing inspection and maintenance.
  • Assembles furniture and cubicle workspaces. Moves furniture and equipment.
  • Ensures operational function of break room equipment and performs or schedules repair or replacement.
  • Maintains the outside parameters of the buildings.
  • Opens, closes, and secures facilities at prescribed times and checks for safety and maintenance concerns.
  • Recognize danger and safety hazards and propose methods to eliminate them.
  • Responds to emergency calls during non-business hours, performs on-site evaluations of the urgent issue, and determines corrective measures, such as concluding which set of technicians or vendors are required.
  • Assists preventative maintenance on building systems, plumbing, electrical, mechanical and control systems and related components; tests system competency and component devices and evaluates performance.
  • Troubleshoots equipment problems and identifies when appropriate for external service provider to make repairs.
  • Identifies repair and maintenance projects requiring the assistance of contractors or vendors.
  • Assists in the review of new construction or remodel plans to assure compliance with facility maintenance standards.
  • Tracks, assigns, and monitors work orders on the MaintainX PM/WO system.
  • Responds to emergencies and closures including adverse weather to ensure that facilities are protected and remain operational.
  • Maintains appropriate records, reports, and KPIs.
  • Oversee and perform basic maintenance and repairs on specialized equipment in a food manufacturing facility.
  • Management of tools and equipment necessary to support maintenance activities, responsibilities as related to procurement / sourcing of materials and equipment to support maintenance activities.
  • Responsible for responding to CAPAs pertaining to maintenance.
  • Performs other duties as assigned.

SCOPE

  • Oversees, trains, and provides work direction to team.
  • Provides problem-solving assistance.
  • Approves and makes corrections to timecards.
  • Assists team members in goal setting and achievement.
  • Provides input to Director and Managers or assists Director and Managers in providing performance feedback to employees.
  • May participate in hiring process.
  • May prepare work schedules.

REQUIRED QUALIFICATIONS

Education

  • High School diploma or r General Education Degree (GED) or equal years of experience.
  • Technical Degree is a plus.

Experience

  • 1-2 years supervisory or lead experience.
  • 3-5 years maintenance experience.
  • Experience in drywall repair and painting. year of experience required.

KNOWLEDGE, SKILLS, AND CAPABILITIES

  • Ability to troubleshoot and resolve minor electrical, plumbing, and other general maintenance issues.
  • Working knowledge of OSHA and safety standards within a housekeeping department. Observes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions; Uses equipment and materials properly.
  • Ability to multi-task and prioritize daily tasks and projects.
  • Meets productivity standards; Completes work in timely manner; Strives to increase productivity; Works quickly.
  • Demonstrates accuracy and thoroughness; Looks for ways to improve and promote quality; Applies feedback to improve performance; Monitors own work to ensure quality.
  • Follows instructions, responds to management direction; Takes responsibility for own actions.

WORKING CONDITIONS AND PHYSICAL DEMANDS

  • The work environment is that of a fulfillment center or warehouse, specifically one that stores supplement or food products.
  • May be required to work weekends, nights, or holidays as a regular part of the job.
  • May be designated as a member of the emergency response team.

The incumbent is:

  • Continuously required to stand.

  • Occasionally required to climb, balance, bend, stoop, kneel or crawl.
  • Continuously required to use hands and arms in handling, installing, positioning, or moving items.

  • Continuously work near moving mechanical parts.
  • Occasionally work around fumes, airborne particles, or chemicals 
  • While performing the duties of this job, the noise level in the work environment is usually moderate.
  • Must
  • occasionally lift and /or move more than 20 pounds.
  • frequently lift and/or move up to 10 pounds.
  • occasionally lift and /or move more than 55 pounds with assistance.
  • Specific vision abilities required by this job include close vision; distance vision; color vision; peripheral vision; depth perception and ability to adjust focus.
  • Travel is not required.
