General Responsibilities:

We are seeking a full-time Director of Development to oversee Real Estate and Construction at Easy Mile Fitness. As Director of Development you will be responsible for identifying and evaluating sites for new clubs and relocations, presenting new sites to the Real Estate Committee, and negotiating LOIs and leases, all while overseeing the Easy Mile Fitness real estate portfolio. Additionally, this role will be responsible for managing our Construction Project Manager & Project Coordinator, ensuring that builds are completed on time, on budget, and on brand.

A successful candidate will have 6 years of retail commercial lease negotiating experience, including at least 5 years with a multi-unit QSR or retailer negotiating new store locations. We are looking for a highly collaborative team player who demonstrates the ability to add strategic value to the management team.

Anticipated responsibilities outlined below.

Responsibilities

  • New Site Selection:
    • Partner with Planet Fitness HQ to review Area Development Agreement (ADA) schedule and perform complete market analysis to determine appropriate expansion locations.
    • Complete Site Approval Package for proposed new clubs/relocations and present to Real Estate Committee.
    • Manages and tracks all deals and provides updates to leadership team on a weekly basis.
  • Lease Negotiation:
    • Lead all leasing process to include LOI negotiations, lease reviews, and lease execution.
    • Work with Construction to ensure correct LOI and Lease language, and new club builds and relocations are completed on time and on budget.
    • Manages network of real estate brokers and develops/maintains relationships with Franchise partners, landlords and developers.
  • Portfolio Analysis:
    • Manages real estate portfolio to maximize membership growth potential and build the presence of Planet Fitness throughout our markets while monitoring competition.
    • Responsible for Tango market reporting and demographics review.

Qualifications


Qualifications

  • 6 years of retail commercial lease negotiating experience, including at least 4 years with multi-unit QSR or retailer negotiating new store locations
  • Experience in market selection, market planning, relocations, new site selection, negotiations and working with design/construction to ensure timely store openings
  • Extensive background in coordinating development efforts with other departments, including operations, legal, design, and construction.
  • Broad experience with national broker networks and major national developers.
  • Knowledge in negotiating and documenting complex real estate transactions.
  • Must be able to effectively and independently anticipate, identify, solve, and follow-through on problems. Willing to get your hands dirty and take on an assortment of roles and tasks.
  • Excellent written and verbal communication.
  • Proficiency with Microsoft and business products including Excel, Outlook, Word, and PowerPoint.
  • Bachelor of Arts or Bachelor of Science degree is required.
  • 33% travel is required throughout Southwest Florida, Northeast Georgia, Puerto Rico, and Ontario Canada.
