Founded in 1991, Penkert Properties is a family-owned company specializing in multifamily residential property investment and management. We currently co-own and manage over 800 apartments and townhomes throughout the midwest. Our mission is to ensure professional management and maintenance as well as timely attention to all of our residents’ needs.
Our small family-owned business work environment understands our staff have busy personal lives with families that depend on us. To that end we support a flexible work schedule if personal timing conflicts sometimes cause a shift in hours.
Job Summary:
We are seeking a highly motivated and experienced Regional Manager to oversee the operations of multiple properties within our real estate portfolio in the western Wisconsin region. The Regional Manager will be responsible for ensuring the efficient and profitable management of these properties, while maintaining compliance with all applicable laws and regulations.
Duties:
- Oversee the day-to-day operations of multiple properties, including leasing, maintenance, and resident relations
- Develop and implement property management strategies to maximize occupancy rates, rental income, and other income
- Provide vacancy, delinquency and other operational goals reports to Senior Management as requested
- Conduct regular property inspections with company vehicle each week to ensure compliance with safety, maintenance, and cleanliness standards, or more often as needed
- Manage and negotiate contracts with vendors and service providers including but not limited to snow removal, lawncare/landscaping, etc.
- Utilize Rent Manager software system to oversee work orders and maintenance requests
- Provide guidance and support to on-site property managers and staff
- Monitor market trends and competition to identify opportunities for improvement
- Ensure compliance with Fair Housing regulations and other applicable laws
- Collaborate with on-site staff and sales vendors to develop marketing strategies to attract new residents
- Oversee the screening of tenant prospect credit and criminal background checks
- Ensure timely inspections and processing of move-ins and move-outs
- Review monthly Profit & Loss reports and alert Senior Management of any irregularities or variance from budget.
- Prepare a pipeline of capital expense projects/programs in order of priority
- Implement an effective resident retention program to reduce unit turnover
- Address major after-hours emergency maintenance
- Other duties as assigned by the Senior Management and Main Office that support successful operations
Requirements:
- Associates degree in Business Administration or related field preferred
- IREM certifation as an Accredited Residential Manager (ARM) preferred
- Driver's license
- Proven experience in property management, preferably two years in a regional or multi-site capacity
- Strong knowledge of real estate administrative processes and procedures
- Proficiency in property management software, such as Rent Manager
- Excellent negotiation and contract management skills
- Familiarity with Fair Housing regulations and other relevant laws
- Ability to effectively communicate with residents, staff, vendors, and stakeholders
- Strong organizational and problem-solving abilities
- High school diploma
