Pegasus Residential is Hiring a Centralized Manager Near Alpharetta, GA

Centralized Manager:

SKILLS AND ABILITIES:
  • Assist and manage multiple sites. This number will vary based on the following; but not limited
to, unit count, staffing, and demand.
  • Develop and update practical methods for the effective management of remote operations.
  • While this role is centralized and largely remote, limited travel may be required to meet the
requirements of position. This could include property travel or travel for Due Diligence and
Acquisitions as needed.
  • Train site associate to Pegasus standards which will include but not limited to, RealPage
products such as Onesite, daily pricing, and financial suite. Train to KNOCK and compliance
standards, HappyCo Call Complete and Property Suite, and any unique or evolving processes.
  • Monitor daily knock score and communicate to appropriate persons for improved performance.
Report poor knock / call / shop performance. Train team members, set goals, and enforce
accountability.
  • Market survey review, analysis, and offer recommendations
  • Knowledge of Pegasus policy in how to generate, edit, and review and train on lease packetsfor
necessary compliance.
  • Knowledge of various renters’ insurance programs and the auditing and correcting as needed for
compliance purposes.
  • The completion of Final Account Statements and reporting procedure per Pegasus protocol for
utmost accuracy and compliance.
  • Weekly Report review and completion.
  • Report all property performance and compliance issues to Director of Centralized Management,
Regional Manager, and Vice President
  • Manage renewals, new lease files, and applications along with any associated trackers
  • Responsible to ensure accurate files are on site
  • Check every move in file for correctness as well as auditing for commissions and approval of
payout. Complete STABS for respective properties.
  • Manage, process, and pay invoices using Ops Buyer / RealPage, which will include contract
management, vendor compliance. Will also include management of property expenses,
reporting on potential overages, and tracking financial health and wellness. Ensure invoices are
processed in timely manner.
  • On lease ups closely manage budget, spend, income, and financial health
  • When applicable monitor student housing pre-season and during peak move in periods.
  • Create and execute plans for property performance improvement as reviewed by the Director of
Centralized Management.
  • KPI reporting required weekly, and occasionally more often, to the Director of Centralized
Management, Vice Presidents, and Regional Managers.
  • Assist in solving Resident issues, management of J-Turner, and reputation management.
  • Handling incident reports per Pegasus Policy and Procedures as needed.

Essential Duties and Responsibilities include the following, in addition to those of the Administrator and
Assistant Administrator. Other duties that may be assigned, but not limited to are:

  • The Centralized Operations and Management position must possess executive presence.
  • The role requires knowledge of Pegasus protocols and procedures in leasing, accounting, marketing,
property maintenance and social media. This position requires a self-driven individual that can work
without direct supervision if needed.
  • The Centralized Operations and Manager is expected to lead and produce based on individual and
community set goals.
  • Oversee the completion of all management and administrative-related tasks relating to the
community operation’s requirements including, staffing and supervision of Pegasus community
support teams.
  • Stay up to date on all company Standard Operating Procedures and audit requirements.
  • If applicable, stay up to date on any green loan requirement, ESG, and /or HUD compliance including
reporting and REAC.
  • Serve as a role model to all associates. Ensure excellent service is provided by Pegasusto all
customers including any associates, residents, other managing agents, vendors, clients, internal
support departments etc.
  • Ability to effectively troubleshoot and identify true issues/challenges and create an action plan to
correct, while providing coaching for site team members to ensure they also have sufficient
knowledge in troubleshooting.
  • Assist Director of Centralized Management, Vice Presidents and Regional Managers on special
projects as directed. Aid other departments on special projects as directed.
  • Understand all Fair Housing rules and regulations. Ensure compliance in both the letter and the
spirit of the laws is observed.
  • Maintain a clear understanding and in-depth knowledge of all management operations including
software and all Standard Operating Procedures.
  • Make recommendations to the immediate supervisor concerning any findings impacting property
performance.
TRAVEL
When deemed necessary, travel as directed and approved by the Director of Centralized
Management. This could include company functions, due diligence, acquisition, or in times of a property
staffing crisis.

SUPERVISORY RESPONSIBILITIES
When deemed necessary, directly supervises all Pegasus community employees. Responsibilities include
interviewing and training employees; planning, assigning, and directing work; appraising performance;
rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION AND EXPERIENCE:
  • Strong interpersonal and relationship building skills.
  • Solid analytics, critical thinking, and problem-solving skills.
  • Forward-thinking, strategic decision-making skills.
  • Excellent written and verbal communication skills.
  • Ability to clearly communicate and present complex information.
  • 4 years’ experience in multifamily real estate required.
  • RealPage products to include OneSite, Intact, Business Intelligence, Yieldstar Pricing Optimizer,
LRO, OneSite, Knock CRM, and HappyCo.

Due to the ever-changing dynamic of the organization, it is imperative that associate is multifaceted, with an eye for detail, is knowledgeable in the manager position and possess strong leadership skills.
