Job Summary
The Regional Service and Capital Manager is a member of both the Property Management team and the Capital Investment team with the primary responsibility of providing direction and oversight for all asset preservation procedures and to present metrics and recommendations to assist ownership groups, operations and senior leadership. This position oversees the planning, tracking, due diligence, and execution of capital projects in his/her assigned region as well as supporting the onsite operations.

Essential Functions

  • Create and track Make Ready and Service reports and present tracking/metrics to senior leadership.
  • Partner with Regional Property Managers to support operations.
  • Assist senior leadership in performing root cause analysis and make recommendations for corrections.
  • Conduct periodic inspections of make readies to ensure proper levels of quality are being met.
  • Manage semi-annual unit/property inspection program to identify capital projects in order to preserve the asset.
  • Ensure all properties are compliant with local, state and federal health and safety codes.
  • Oversee all vendor management procedures and onboarding.
  • Provide support for Community Directors and Service Managers (Supervisors).
  • Oversee capital projects aimed at increasing operational efficiencies and customer experiences.
  • Manage projects to ensure that they are on schedule, within budget guidelines and that the project is safe for the vendors, internal and external customers.
  • Prepare project presentations including, project scopes, bid comparisons, certificate of occupancy, design drawings etc.
  • Oversee sourcing and negotiations of contract services to optimize buying power for the region.
  • Ensure workplace safety standards and practices are always upheld.
  • Execute contracts, with proper scopes of work and COI’s.
  • Influence others outside of the reporting chain of command.

QUALIFICATIONS

  • High School diploma or equivalent required
  • 7 or more years’ experience as a Maintenance Supervisor or Regional Maintenance Supervisor
  • Experience in managing multiple team members over a large geographic region
  • Extensive knowledge of Plumbing, Electrical, HVAC, Flooring, Appliances, Landscaping and Irrigation Systems as they relate to multifamily properties
  • Knowledge of general building codes and rental property health and safety regulations
  • Excellent oral and written communication with the ability to work efficiently and prioritize workloads
  • Ability to work independently with minimal supervision
  • Must be a customer service centric team leader
  • Designations – CPO required, HVAC Certifications preferred - EPA 608 Type I, II, III or Universal Certifications
  • Possess a valid Driver’s License issued by the working state
  • Ability to work flexible hours which may include some weekends
  • Bi-lingual a plus
  • Experience in Excel, Word, and Outlook a must and RealPage operating platform preferred.

  • Ability to lift and/or move 100 pounds or more
  • Ability to use standard maintenance equipment
