Job Title: Roving Maintenance Technician – Level 1 Department: Maintenance Reports To: Director of Maintenance and Renovation Effective Date: 02/01/2024 Team Summary - Maintenance: At Pan American Properties, Inc., our Roving Maintenance Technicians are responsible for responding to the needs of our community residents and clients. They perform routine and general maintenance repairs to resolve existing concerns, and work diligently to apply preventive measures to minimize the risk of future problems. Our Roving Maintenance Technicians are experienced in various trades and labors and leverage that experience in concert with a personal commitment to excellence in order to provide best-in-class service to the various communities we proudly serve. Job Summary – Maintenance Technician – Level 1: Our Maintenance Technician – Level 1 team members are considered “entry-level” technicians who possess adequate physical capability, foundational knowledge, and familiarity necessary to provide manual labor supportnecessary to support the completion of construction, preventative and responsive maintenance, or other industrial projects in response to the needs of our community residents and clients. These entry-level skills and developed individual qualities - in concert with a proven commitment to an excellence in service, safety, and organizational value/culture alignment - enable our Level 1 Maintenance Technicians to provide critical support to ensure overall operational efficiency. Key Duties/Responsibilities: The following essential functions are typical for this position. Incumbents may not perform all of the listed functions and/or may be required to perform additional or different functions from those below, to address business needs and changing business practices:
General Labor
Perform a variety of tasks at construction, renovation or industrial sites, such as:
Assist in preparing work sites, which may include:
Setting Up Scaffolding
Mixing Concrete
Removing Debris
General Maintenance Task Assistance
Under general or direct supervision, assist in the completion of emerging-level handyman assignments, including:
Lock Repair/Replacement: Repair or replace various lock-types
Aesthetic/Environmental Maintenance: Assembling furniture and other tasks necessary to maintain the aesthetic and functionality of the facility
Minor Structural Repairs: Address minor/simply structural repairs to walls, floors and ceiling to ensure a safe, visually pleasing environment
Preventative Maintenance: Implement preventative maintenance measures to extend the life of facility components and equipment
Inspection and Diagnosis: Inspect and identify maintenance issues, escalating complex repair needs to the Maintenance Manager
Equipment Operation: Provide assistance in operating machinery and equipment under supervision, as required
Service Provision and Production
Work Order Management: Complete daily work orders in accordance to Pan American Standards by troubleshooting breakdowns, identifying solutions, and gathering supplies. Ensure the provision of adequate assistance to ensure efficient and effective completion of assignments
Time Management: Demonstrates a commitment to time management and essential ability to manage time
Safety: Maintain safety as the highest priority by adhering to all safety and health regulations, practices and methods throughout all assignments

Essential Knowledge
General familiarity with tools, terminology, and other foundational maintenance industry concepts/language
Demonstrated commitment to professional development, with an interest and sufficient foundational knowledge to develop independence in the completion of General Maintenance/Handyman assignments, and ideally a desire to develop deeper technical skills (i.e., Carpentry, HVAC, Electrical, Plumbing)

Minimum Requirements:
Related Work Experience:
Previous experience in a labor-intensive role can be beneficial but is not always required.
Growth mindset and willingness to learn in lieu of previous experience is acceptable
Communication:
Must be able to speak, write, and understand conversational English
Ability to speak and hear/generally communicate effectively with team members, tenants/community members and other members of our communities/organization
Education and Certifications:
No specific educational requirements. However, a high school diploma or equivalent may be preferred.
Transportation, Licensure, and Vehicle Insurance:
Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance
Availability:
Must generally be available Monday – Friday, between the hours of 7am – 4:30pm (8 Hours Per Day)
Work Authorization:
Must be fully authorized to work in the United States without the requirement of employer sponsorship
Technical Proficiency:
Proficient in using a variety of hand and power tools, with a focus on safety and efficiency
Physical Requirements
This position requires sufficient physical strength and stamina, good eye-hand-coordination, and more including the ability to:
Physically and legally operate a vehicle daily, at various points throughout each work day
Frequently sit, stand, climb stairs and ladders, squatting/kneeling, push, pull, reach above shoulder
Frequently utilize fine motor skills (use of hands/fingers) to grasp, grip, turn (tools and equipment)
Frequently lift (up to 50 pounds; occasional team lifts of 100 lbs. or more)
Frequently use vision/eyes, including the ability to assess via, close vision, distance vision, color vision, depth perception and ability to focus
Frequently required to speak and hear to an adequate level to ensure safety
Ability to work in various weather conditions including:
Ability to reasonably sustain exposure to indoor and outdoor weather conditions which may include exposure to hot, cold, windy, and/or rainy weather conditions
