Estimator
Pacific Construction Solutions (PCS) is headquartered in Woodburn, OR, where this role will be based out of.
The Estimator is responsible for all aspects of estimating the most complex and large-scale jobs, including pre- construction, hard bids, negotiated bids, budgets, general conditions, systems studies and comparisons, value engineering, subcontractor relations and staying abreast of industry developments applicable to estimating. This position will work under the Preconstruction Department and estimating efforts for the GC, Commercial and Residential divisions at PCS.
Responsibilities
· Experience in Project Management-Supervision of field/ craft workers.
· Review project plans, requirements, and specifications, and explain plans and contract terms.
· Implement safety programs, coordinate logistics, testing, inspections, and lead weekly meetings of Residential and Commercial Estimating divisions.
· Prepares detailed quantity surveys and conceptual cost estimates from the early conceptual phase through construction plans.
· Prepares variance summaries between estimates.
· Prepares CSI Coded budgets and forecasting reports.
· Expert in RFI and Change Order management processes.
· Develops CSI Coded material buyout logs and submittal logs.
· Responsible for Material buyout and Staging
· Oversees subcontracting process, prepares detailed bid package estimates by trade, and assists with the preconstruction team to develop written bid packages.
· Prepares quantity take-offs and applies unit pricing for material and labor to establish a value for the work.
· Understand the full scope of the project through document review and asking questions of the design team and owner.
· Manages Subcontractor solicitation & selection process.
Requirements
· Expert in cladding, windows, doors, storefront, roofing and rough framing and knowledge of construction costs and principles
· Bachelor’s Degree in Civil Engineering and/or Master's degree in and/or Construction Management /Civil Engineering OR 5 years proven experience
· Proven Analytical in the areas of problem-solving, quality focus investigative skills in process improvement.
· Advanced Bluebeam document management experience and certifications
· CPM Scheduling using Smartsheet, MS Project and/or P6.
· Estimating experience (EIFS, quantity takeoffs, purchasing accounting; engineering design knowledge, and project management experience)
· Solid computer skills with advanced working knowledge of Smartsheet, Bluebeam, Planswift, Procore, Viewpoint, Quickbooks as well as MS Office, including Outlook, Project, Excel, and Word.
· Advanced understanding of construction, processes, systems, and codes.
